If you have a problem with the way that I and hundreds of EA's operate then that's your prerogative, but, hand on my heart I can say that I am doing the best for my clients. I also know that once the deal is done that sale is less likely to fall through because the buyer can't get a mortgage.

    I've said twice now that this is not helping the OP....if you still have an issue with the advice I am giving the take it to PM.

Doing your best for the vendors by qualifying buyers before an offer is agreed is entirely against the interests of the buyers

    Ok you're right, I bow down to your superior knowledge on the subject and wish the OP all the best with getting the offer accepted.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Firstly I do think you and the vast majority of your fellow agents are doing the best for your clients (the vendors) and also trying to ensure sales go through so you get paid (nothing wrong with that)

    However the point that is being missed is that by a purchaser showing his hand (and AIP certainly has information that is very relevant to the potential price of the property) before any offer is agreed is vastly detrimental to the purchaser. There is absolutely no reason why this information cannot be reviewed after the offer is put to the vendor (subject to etc etc).
    The proof of this is the number of transactions that do indeed proceed when this info is either not asked for or not supplied by savvy purchasers.
    I also absolutely get that this tactic is argued as being used to weed out dreamers and time wasters but that does not excuse the practice

    Finally I totally agree that personal attacks are uncalled for (PJD) but debate in general terms (DvardysShadow) usually does help the context of advice in a thread

    Our MIP shows that we could "afford" 4x our initial offer. Of course, there's no way we could afford to actually take out a mortgage for that much, let alone get the required deposit for it.

    Now the EA is pushing for us to offer more on the house, we have, of course, declined very firmly, stating that the house is not worth any more than we are offering because of the work that needs doing. I just get the feeling that they have seen our MIP and ££££ have appeared in their eyes, so now they hold out hoping to get more since we have expressed a lot of interest in this house.

    I really feel for you: That is exactly the situation I didn't want to get myself into.

    Still haven't heard back with a response to my offer other than "they haven't said yes or no"!

    That is exactly why we refused to show them ours ( and the wage slips they wanted too ) we did as advised previously in this thread, popped a note through the vendors door and asked our sol ( who had seen our aip ) to call the agent for us, she spoke to the manager, strangely all of a sudden the offer was put forward, and 5 weeks later we have just exchanged and completed today :)

    You may feel that you have weakened your position, but I dont think you have. This is because you have refused to increase your offer.
    If anything it could be argued that you have strengthened your position by proving that the offer is well within your means.
    It doesnt matter if you could borrow enough for a house worth £200,000 if your offer is £180,000 (example figures) that is the end of the story.
    You have set yourself a maximum and stuck to it. If this maximum is not enough for the Vendors to agree then there will be no sale.

    I wouldnt worry too much about it, stick to your offer and they will either accept or decline it.
