Mis sold house from estate agents.

My daughters bedroom is 2.4m x 1.8m and includes a raised box over the stairs. It's still classed as a bedroom and I've managed to get a single bed, wardrobe, chest of drawers and a bookcase in there. All her toys are in boxes stacked on the raised bit.
I'm planning on putting my middle son in there and building a cabin bed over the stair box, and he should have room on the floor for a wardrobe, drawers, bookcase and a small desk.
I'd definitely say it's a bedroom and would talk to the agent. All the similar houses I've seen for sale round here include the small room as a bedroom.Here I go again on my own....0 -

There is no legal definition of what constitutes a bedroom, certainly not in England and I would be surprised if there was in Scotland. However for the purposes of house insurance it is generally defined as a room that is used as or was originally built to be a bedroom even if it is now used as something else.

Why are you letting someone you are employing dictate they way your property is sold?
There is no 'legal size' for a bedroom, the estate agen is either a liar or an idiot, you decide. Whichever is the case, is this the sort of person you want to pay good money to to sell your 3 bedroom house?

Thank you all for your advice, well except for going to B & Q.
I will go to the original estate agents and ask them what they think about the bedroom size.
When people talk about the law, it's easy to assume they are right and to forget there are other options.

This is what I was going to suggest too.
At the very least get them to come round and advise you on selling it.
If they say anything about the room being too small to call it a bedroom then you simply say "but you sold it to me as a three bedroom house"0
