You see disclaimers a lot, particularly on estate agents particulars, however they are pointless. The law does not allow estate agents to disclaim liability for errors in their particulars, any such disclaimers have no legal effect.
As far as private sales are concerned, similar provisions apply, although not under the same laws. Basically, you don't need to concern yourself with a disclaimer.
What you must do is ensure that any information you give in your property details, private or otherwise, is accurate, avoid making 'claims' about the property, i.e. stating things that are not facts verifiable by inspection.
A fact is: gas central heating
A claim is: highly efficient and economic central heating
A fact is: 1 mile from the station
A claim is: 5 minutes from the station
Do not imply that things are in working order or good condition - this coudl be regarded as a warranty.
It is up to the buyer to check the condition of items and to ensure these work to their satisfaction.
You are not obliged to point out defects or negatives about the property. If you make a statement however, that statement must be correct.
There are some good private sale websites where you can advertise online effectively for quite low sums (£100-£150) - try Googling for "sell my house" or "sell my house privately" for the better /established services listed in the main results (ignoring the sponsored ads which anyone can place).
For sale signs are incredibly effective and worthwhile, even if you make your own, but a professionally made board is likely to attract more interest.0
