Selling our own property

Hi

We are going to have a crack at selling our own property before leaving it to the agents. I have just typed up some property details with pictures.

Is there something I should be adding to the details to make people aware that it is a private sale, anything legal?

    where are you going to put these details ? How are you going to market it ?
  • I've put them on home.co.uk and plotfinder (as we have planning permission for a rebuild). I have typed up my own details to advertise locally on noticeboards and probably going to put an ad in the paper. I'm also going to use my email network to see if I can get any interest by word-of-mouth through friends/family.
    I've also just seen the link to housenetwork on this forum so going to consider this too. I've had a lot of bad experience with local estate agents service and underhand tactics so would like to avoid them if at all possible.

    I know there are a lot of disclaimers on the bottom of EA property particulars so wondered if I had to have something on my particulars.

    Stick it in your most popular free local paper, private ads section - with photo, make sure to specify no agents and viewing by appointment only

    Then sharpen your haggling skills like crazy and book safe appointments when you have someone with you.

    I have done this a couple of times. Just made up a FOR SALE board with my number on and stuck it outside and wait for the callers. ;-) When they phone make an appointment to view.
    You dont need any disclaimers cos they are only viewing. The lawyers deal with all the technical stuff when a buyer is found.

    I have seen reasonably priced "for sale" boards on ebay in the past, you just add the stick, gives a more professional look. A badly made homemade board will attact the wrong sort of clientelle. Well worth a few quid and you can use them time and time again if you wish.

    As much as you can try to book viewings so that they accidentally collide, it completely changes their perspective from controlling and relaxed to competetive and stressed.
    Advertise in local papers and not so local, and get details of similair properties for when or if a surveyor downvalues at survey.

  • For Sale boards
    Totally agree - must look professional. Loook in Yellow Pages etc for Sign makers or similar, they'll produce excellent quality vinyl signage for very reasonable prices. And if your own design skills are poor, they'll suggest several options.

    I'd give Gumtree London and also Southend a go too - they're free to advertise on so it only costs time and effort. The London one has loads of users, not so sure about the Southend one.
