HIPS or NO HIPS

Hi everyone,

I would like to put my house on the market, ideally towards the end of this year. But in view of HIPS which I will need after June, should I put it on the market before then? My problem is not knowing what is actually involved in arranging for this report and who to approach to arrange it. Will it be done by the estate agent? It's only 5 months before it becomes law, what I would need to do or how to go about it. Any advise

    I'd like to know what happens when a house that goes on the market before the date but doesnt sell till the date passes.

    I think you have to get one by November.

    No the Home Condition Report element is now voluntary (= no one will bother with it). So the packs will be required but the expense of the HCR is removed.

    Voluntary !!!!!! so thats gonna mean more things for people to argue over when buying a house. The solicitors are probably rubbing their hands allready at the prospect of the extra hours billed. This country just gets worse and worse.

    You're still going to need the "Energy survey" done by a hip's Inspector.

    The whole bloody things a mess - wouldn't be at all surprised if the Govt postpones it for a couple of years. They can't abandon it (completely) as Energy surveys are part of EC regs.
  • Thanks for all the replies people, but thanks to Nelly, you have all digressed from my original question. How do I appoint a HIPS inspector to draw up the report? When do I pay for the report? I have a thousand questions about this subject. Would an estate agent be able to help?

    Estate agents will probably have been going to a lot of seminars re: HIPS and should not only be able to answer all your questions, but will probably have someone they appoint, if not themselves, to do it for you.
