Despite your continued impatience, there are people here who are trying to help and advise you, although why we are continuing is questionable.
Why would the letting agent, currently letting the property have any affect on your BUYING the property? The agent works for the current LL/owner. If they are letting on the current LL's behalf, their connection with the property would cease when you completed the purchase - unless there is some hidden clause within the sale that they have continued rights to manage the property let, which I would have thought is extremely unlikely. The current tenant's tenancy agreement and all its terms and conditions would then transfer to you, or another agent should you choose them to manage it.
If you were planning to rent from Hometrader, then I would understand your concerns.
Do you know who is the current owner of the property? Is seller's name listed in auction details? If not, you can go to the Land Registry website and find out who the legal owner is - there is a £4 charge but quite a good investment in the circumstances.0 -

Change the letting agent. You will have no legal contract with them.0 -

As has been said, this concern is irrelevant to your decison to buy.
A LA is just...... an agent. Someone who works for, well, you if you buy. Or someone who doesn't work for you if you don't employ them!
I would be researching the tenant, since you are stuck with them, not the agent. Have you met? Seen their references? Credit history? Checked the rent is not and never has been in arrears? Compared the state of the property since they moved in (has it deteriorated significantly?) Checked where their deposit is.............
All much more worrying!

After reading the posts (Those that havent been removed) on the other thread I dont know how anyone can even think about dealing with this company, or even ask for advice on them, you can clearly see from the other thread what they are like, rip off merchants! there is no need to start another thread about them as the other one clearly shows what you would be dealing with.0
