New Central heating system

I have a rental property that has been empty since last autumn (tenant did a moonlight flit - and left the place in a terrible state)

my new tenant has just moved in - but the gas contractor has condemned the old warm air system - a combination of age and misuse by the last tenant.

he has suggested putting in a combi boiler and radiators

and given me the following quote



1 supply and fit new potterton 24 kw combi boiler in airing cupboard with vertical flue kit
2 Install radiator to each room ,sizing as per current heat loss calculations.
3 install new 22 mm gas supply from meter to airing cupboard
4 remove existing tank and cylinder and convert system to pressurised system.
5 install trvs on radiators and fit new room thermostat.
6 carry out any builders work required.

Total including labour and materials £3250 +vat


Due to the property being a distance from where i live, it will be hard (but not impossible) to get other quotes - so i just wondered if this is a reasonable quote?

    Sounds about right to me. It's about what I would quote but you didn't say how many rads.

    Ah - fair point about rads

    on the phone he suggested 2 -3 as the house is fairly small (kitchen / diner, lounge, 2 beds & bathroom ) and mid terrace.

    would more make a lot of difference?
  • We had a worcester bosch 24jnr combi boiler installed with 7 radiators with trvs, removal of back boiler and water tank, £2600. This was a gas safe installer who had just been laid off from his job and was looking for work so I know he did do it a bit cheaper. He also installed the bathroom and kitchen so he was here for quite a while. We did have higher quotes before we found him.

    I think the quote is good as well, but would question as to why the existing warm air unit has been condemned?

    So he hasn't seen the property? How can he give a quote then? Sorry it's a bugbear of mine. I get asked to quote over the phone all the time and I refuse all the time. The analogy I use to silence them is "How much will you give me for my car that's for sale?"

    You don't know what make, model or year. The condition, service record etc. Get the idea? People usually understand why I have to do a site survey after explaining it like that.

    As for number of rads... I make it a minimum of 3 but ideally 4. You try to heat every internal space.

    Exactly the same for us. My hubby had a good friend who was really struggling with work so he did us quite a good quote on the labour. I had a very similar amount of work done, and my quote wasn't that far off yours.

    But have had a quote just to repair/new warm air system ?

    Why put in a wet system when you already have all the ducts in place.

    Ziggyman- dont worry, he has seen the house - he was the one that condemned the old system. Apparently it was a cracked heat exchanger (or would that be two?), plus (or possibly because of this) the outside casing of the boiler - which goes from floor to ceiling in the kitchen / diner - got very, very hot.

    wallbash - ive had difficulty finding anybody to do this (im in essex) - do you have any names / know where i could find somebody - or an (obviously very rough) approximate price?

    Unfortunately not in the Essex area . Suggest if its a Johnson and Starley ( very likely ) get in touch with them . They are VERY helpful.

    Yes BUT has a warm air expert ( someone qualified to work on the system ) actually visited?

    Warm Air boilers are BIG /BULKY and made to last ...........quote -- age !!!!

    Actually to be fair - it is probably close to 30 years old -

    i bought the house in 1987 (as the second people in the house) - and cant remember ever replacing it.
