After much correspondence with the lender through our IFA we finally had the go ahead to port our mortgage.

We put the house on with Roman's of Sandhurst and after a fortnight it has had one viewing. They were a couple who liked the house but were put off because of the lack of driveway,hmm..
None of the houses here our lucky enough to have a driveway, why look at it?

So, what do you think? Negative and positive welcome!

As a new user the site won't allow me to post a link but now provided below by the very kind gemmalouanna, thank you.

What do you expect us to say? There's only four photos on your RM listing.

The exterior ones both have greenery obscuring the house.
The lounge one is an atrocious shot of the end of the sofa.
The kitchen one is woefully under-exposed.

Can you put the words 'drawing', 'back' and 'board' into a meaningful sentence?
  • Could do with a few more pics - families always want to see bedrooms and when I was looking I just wanted to see kitchen AND bathroom otherwise I assumed they needed a lot of work.

Kitchen looks like a nice one :)

I would cut back that hanging basket which overhangs the door.

Living room photo is a strange angle with the chair really dominating the front of the shot.

Nothing in the pics that would stop me viewing if I was looking for this type of thing in the area - can't comment on price as don't know area.
  • I'm from the area, so the price is about right. The photos are dreadful though and don't do your house any favours.

Hi, thanks for the input, I'm not sure about the photos either and I'm not looking for any flattery just warts and all opinions or no opinion at all.

Oooh a challenge, is it back drawing board? Honestly though it doesn't make much sense, I think you should have included the words 'to' and 'the'

Now its your turn, try rearranging git and sarcastic. A little clue, the answer applies to both of us but only one of us is using irony ;)

But back to the OP, I think you need to go back to the EA and insist on better photo's, maybe take your own?

Bottom line is though if ghe price is right it will sell.

There's a house exactly the same as yours sold recently for £199,950.00, so it may be your house is slightly overpriced. They also have a larger garden and the kitchen looks bigger than yours, but in reality its not, it's probably the colour that makes it appear bigger.

Also, I would take another picture of your living room and one of your bedrooms and bathrooms, as you don't seem to have many photo's.

Also it's right next to a couple of schools, primary and secondary (opposite your property), so that might make a difference when selling.

Here's a link of the other house to compare to yours, it's a couple of doors down from you.

Yes, these photos are far from perfect, they got the floorplan wrong too and sent it to me for approval showing loads of fitted wardrobes and a bathroom orientated differently to ours.

I sent it back after using photoshop to sort out the bathroom and wardrobes, I don't think they were impressed.:D

Need more pictures of the rest of the rooms as there is nothing wrong with them and yes the kitchen would show off better in different light.

Yes, thats a damn good point as my garden is actually the same size and backs on to fields! They just didn't take a picture of two thirds of it, nothing wrong with it just didn't take a picture!

I think it may have been too easy for them to see that I was very busy elsewhere with work during this effort.

    hmmmm
  • Definitely get a better garden pic then! I assumed yours ended after the decking and thought the other garden was brill.
