If they are asking £205k, I bet they won't be very happy with £190k. Doesn't mean its not waaaaaaay more than the house is worth though

Some people really don't have a clue what state the market is in at the moment. Have you used property bee to check how long they've been on the market? If they've not been waiting around several months with no interest yet, they probably haven't got a clue that £180k would be a generous offer.
I agree. Someone told me recently that the likes of TV DIY programmes have lead people to believe minor cosmetic changes = huge price increases, when in reality it doesn't.0 -

Hey Guys I want to update everyone on this. I actually went in at 195k after a bit of research at local sales prices it seems that the original buy price of the property back when the vendor bought it was a steal. Anyway my offer was rejected and im now looking at another overpriced wonder haha. Thanks everyone for your help.0

Exactly. I've just agreed to buy a new house from a small local developer at asking price with a lot of extras thrown in - BUT the house was very competitively priced from the outset.
It's the price you pay that counts, not the discount you get0 -

I just spoke with a friend who is also a surveyor who says that agents tend to mark up by around by 5 - 10% knowing the buyer will probably try 5% at least. Then there is another game of placing something above stamp duty at 250k in the hope someone will come in just under stamp duty thinking they saved themselves the 3% which never existed anyway!0 -
I do wonder sometime, everyone wants to buy a cheap property, then sell it at a profit!! If the boot was on the other foot how many of us would sell their property for less five years later, baring in mind the amount of money we will have spent on feathering the nest, at a guest not many. Property has always and will remain an investment for anyone wanting a foot on the property ladder, with interest rates at an all time low, and stocks and shares taking a dive, I don't see anyone cutting their throats by slashing the prices on their one remaining asset.
So offer a fair price and you too can take part this investment conundrum!!
