Vendor asking for a lot more than the advertised price

  • Not really relevant to the OP's question but The Express Estate agencies business model is built around the Vendor marketing the property at 10-15% below "market" value to buyers that are able to proceed straightaway (FTB's, Cash buyers, SSTC only).

    The only properties that they are marketing in my area that are offered with this "discount" have been on the market forever......not sure where the "Express" part of their service comes in here.

    I had a job interview with them.....they seems to be doing something right....big call centre in Manchester, constantly advertising for Valuers all over the country!
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    May be they are making up for the properties not selling or taking forever with properties in more sought after parts of the country. Using the north-south divide to their advantage perhaps. The two properties I viewed in my area advertised by them are still on sale and are now with different EAs.

    Palmist you're right, we're thinking of going to look around a few of their propertys and only offering around the asking price.

    The Vendor of the one we originally went to look at has emailed my other half this evening saying he's told the estate agent he'll take £85000 happily, he can go jump in my opinion. Bit cheeky I think.

    It's quite telling when you look at how many properties they have on the market and how few are SSTC.
