Vendor asking for a lot more than the advertised price

    Does the EA know he's asking for 95k from you? Chances are they don't as they normally ask for between 1-2% of the sale price. So I think this bloke is just playing sill beggars and come contract time if you decided to buy there would be some shady dealings. If he wants 95k for it then it should be advertised as such. I'd contact the EA and tell them what he's doing send them the emails.

    Either he doesn't want to really sell, or he's up to something shady. Don't buy into it, even if you want the house, something is definitely wrong, and chances are he'll stitch you up.

    Walk away while you have the chance but before you walk send the EA's the emails you've received and what he's said to you.

    So what's the story with the Express Estate Agency? I've seen a couple of houses advertised through them that are a fair price. Looks like people on the brink of repossession. But... is it all a con? Do they just push the price up? Sounds best avoided. Keen to hear of any experiences as I was considering arranging a viewing on one of their properties.

    Sounds like he's trying his luck to me, offer what you think is reasonable and not a penny more. I wouldn't be offering over the asking price at all unless it was a house I had my heart set on, and would definitely not be paying £95000! Or anywhere close.

    I think we're definately opting to steer clear of the property and the estate agents. It all seems a bit shifty to be honest.

    Why don't you just post a link here and people can offer advise on what they think the price should be ?

    I'm a bit of a paranoid person :p and just worry about conflict being cause (I don't know - I think I have anxiety issues)

    Their testimonials tell a different story to personal experiences shared by some here.

    By all means view the property.

    I have gathered the following from my personal experience with them:

    - they price the property like £30K- £25K less than Vendor's expectation.
    - they promise the vendor a bidding war, open house viewings etc. etc.
    - they promise they buyers they will do their best to negotiate.
    - they do get a lot of viewings most of the time and most of the viewers are unsuspecting buyers.
    - they don't seem to put room measurements on their adverts

    Nice place, 40,500 was 2002 price, lots of Greater Manchester going for 2003-2004 prices, would indicate around 60,000-70,000 if the street is mostly the same layout. It's an end terrace, not a semi, doesn't add a massive premium over standard terrace and some people actively avoid them.

    Google Eddisons or Pugh auctions for an indication of what places are going for when the get repoed, add 15% to Eddisons guide and take 10% off Pugh top guide unless the guide is very cheap and is one of the hooks used to get people in the auction room.

    As others have said though, no point pursuing this particular house with this particular potential vendor, find someone who wants to sell. I've had a quick check on Rightmove with include SSTC on and if you can save up a few thousand more over the next year it looks like there's a decent supply of very good 3 bedders you could get for around 75k, they're going quick though which you can check if you get hold of PropertyBee (google it).

    Its a big investment and you can use all the advise you can get. They advertise £25K below Vendor's expectations but when you actually decide to make an offer, turns out they want more....I never understood what happens to the massive discount.
