    its a few months due and she did say she will contact her employer just to confirm she is working etc

    Personally I think £150 is over the odds too... if this is the only flat she can afford - not wishing to put a dampener on things but CAN she really afford it? If you think she can once the bills are all included then I guess you just have to put up with the estate agent charge (and yes there is a chunk of profit in that one for them!) BUT declare to them in advance that there IS this blight on her credit file. NOT telling them will be likely to cause more problems than letting them know in advance... Chances are that you will need to stand guarantor for her which means you too will have to have a credit check... and if she fails to pay you will be liable for any rent or bills.

    some dont even do the credit searches, make sure you ask them what agency was checked as you may find they havent. They do only look for ccjs as they are only able to obtain public data due to the companys they use not sharring data.
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    this flat includes water and elec bills and she has 2 part time jobs both at minimal wage

    lol... £150 for a credit check?? I'd tell them to swivel. That's a joke... what is their reasoning behind charging so much?

    Anyway, the credit check they do for renting a property is completely different to the one that would be done for getting a loan etc. They only really check whether you have any CCJ's or CIFAS warnings. A missed payment on a mobile phone won't be any trouble at all. I've rented houses in that past with defaults all over the shop without an issue.

    She should also re-think who she keeps as friends if they are willing to screw her credit file without a care in the world.
