Possible way to complete chain...

Hi I don't know if anyone has heard if this working before.
We want to sell our house as have seen a house we love, however not much inerest in ours.

The estate agent has called this morning and had an idea.
The house that we want to buy - the sellers are buying a brand new house but are not part-exing (obviously).
So is there a possibility that this company would take our house as part-ex to complete the chain?

This is the idea that the esate agent has had, and if it came off it would be perfect.

Has anyone heard of this happening?

I don't know why the sellers aren't part ex-ing, but I think it may be to do with the fact that you have to move up at least 35% value to part ex and I don't think they are.

Any thoughts that anyone has on this, or anyone who has had experience of this posts are more than welcome!:T

  • Also when you part -exchange most things (like cars) you dont get a very good price, but there is no harm asking how much they would give for your house....

    The interesting point in this one is that we were looking at buying a new build with this company but would prefer the older house and so we already have valuations on our property from this company and offer is do-able if they honoured same value.

    Ho hum, I just want to move house! :o

  • Also, the developer avoids SDLT on the purchase price for an old p/ex. house. You don't, sad to say!
  • Hmmm I think there might be slight conflicts of interest on this e.g. the builders might offer £5k more on your house or give higher spec appliances or landscaping on the new house etc. Now obviously you're going to want the cash and your buyers are going to want the bits for their house - don't think this is going to be that smooth, you're probably better off dropping your price 10% and getting a quick sale.

    I would be quite happy to take the hit as long as we could get moved!

    The problem with our property is that 20odd years ago our area was 'less than desirable' however in the 10 years we have been there we have had no problems, have great neighbours and just need to be in a different area to be closer to family.

    However once an area has a bad name, people just can't get past that and that is why we're struggling.
