Help Please With Removal of Name at Land Registry

In summary friends have separated. They jointly own a shared ownership property (30% mortgaged, 70% rented from LA).

One party has left the property and been paid a sum that represents their share of the equity. They are now renting another property. They have signed a separation agreement acknowledging receipt of equity share and agreeing that house can be transferred to the remaining party.

Party remaining in the house has just paid off the balance outstanding on the mortgage and redeemed it so the only charge on the property (registered land) should be vacated by the lender in the next couple of weeks.

Remaining party now wishes (with consent of other party) to have the register amended / updated and the house transferred into their sole name on the register.

Solicitor is quoting £375 plus VAT and disbursements to do this.

This seems excessive to me. As far as I can tell from researching all that is required (once the charge is vacated / removed) is for Land Registry to be advised and relevant forms sent.

Am I missing something? Is there something else that needs to be done that requires a significant effort on the part of a solicitor?

    A Shared Ownership Property always involves far more bureaucracy, for a start.
    Was the 'balancing figure' payment over £125 000?
