    It really depends on what it says in your checking in "Inventory/Condition Check In Report". You or your professional clerk have the right to be present when the LL's Inventory clerk does the analysis. If your house was dirty and you or your rep stated that on the report, then the LL can't demand that it be any better. You would have a good claim.

    You're right. It is on the low side. I told these particular tenants not to bother with the curtains and the sofa/lounge chair.
