Cannot sell - reduce again or rent?

    Reduced again to £94,950 :-( cannot stay the town I am in is full of the ex's family and friends not mine, mine are all in Hull and so is my work, seems silly to stay if I'm unhappy just hope this reduction helps as cannot reduce anymore and really want to move on with my new life in Hull now.

    i think its a real shame that you cant be content in the home because of the reasons you cite. its a lovely house and from what you say a nice area

    please dont take this the wrong way, i dont mean to offend but it seems a small town mentality to say that one area has all your ex's family and none of yours when your family and work are only 20 miles away, from where im from thats the same place! (london)

    if you could just change that perception for you, then you'll be happy in your home until such time comes as its easier to sell, plus you'll have paid your mortgage down further

    Thankyou Puddy, I hear what your saying and everyone else seems to agree with you about the distance, guess its just that i want a fresh start and don't feel like this is home anymore. Twenty miles I guess isn't that far but is a journey i'd just rather not make and eventually i will want to move in with bf and he is in Hull and cannot move here due to work etc.

    I think it's a really lovely house and to be honest I feel as if it's the right price for the house and the area, and for the quality someone is going to get a good deal. There's a house in the next street, same as yours selling for £107, and 4 beds in that area are going for around £119k.

    So no I don't think it's overpriced for the location/condition/size. I think it just needs to be probably better marketed. Get the EA to promote it more if they can as 'property of the week/month' Certainly advertise it in the newspapers. It looks as if it's only been reduced recently, so don't reduce it again just yet as it will show you're desperate and that is something you don't want to convey.

    I know exactly how you feel as I have been in the same position as you with a parent terminally ill. Hang in there and it will sell, but maybe not as quick as you like.

    It's reasonable in my view. People like to know the seller has moved some on price. That's if it was once on at £117,000 because records don't show it having once having had a £117,000 asking price on that particular listing.

    When I searched the postcode yesterday on Rightmove, all the other houses up for sale, including one Sold STC, had a thumbnail pic of the front of their houses on the search return index.

    Whereas your thumbnail pic on the search returns is a quite ordinary lounge..... doesn't do anything for me in terms of wanting to click through to see rest of the house.

    Might Withernsea Lighthouse Museum sell you that driveway/garage cheap I wonder? Could be useful and of value next to your house. Unless they use it themselves for staff. Got to wonder how long that museum (charity) will remain open. Added complication (buying the driveway/garage) with you wanting to sell up.

    If I were you I would reduce the price . As a single parent the last thing you need is the additional worry about non paying tenants , maintenance costs etc :eek:.

    Try reducing the price of your house . If you say you reduced it by 10% , then try to get the 10% off the house you're planning on buying .

    You're house looks lovely btw . Once reduced hopefully you'll have more interest and it'll sell .

    Market sentiment is quite poor at the moment , and not many people are looking to buy , there are more sellers than buyers I've found in my experience .

    I hve just reduced again recently but not had any interest. If i leave estate agent now it will cost £400 and not sure if another agent will do any better really. Lowest i can take reallistically is £91,000, for both financial and principal reasons :/
