Cannot sell - reduce again or rent?

  • Considering that you don't seem to have much in the way of savings, renting it out is a silly idea. There is no way you'd be able to cover some of the costs that can arise due to maintenance, tenants not paying etc. etc. Also when do you think the market will "get better"? What does "get better" even mean? The place could quite easily be worth less in 2 years time than it is now.

    You need to reduce the price and sell it or stay where you are and pay down the mortgage.

    Also, get your agent to take off 'OPEN TO OFFERS' at the top of the write up.

    It obv has worked, and makes it look like your desperate, which you may, but you don't want to come over that way to potential buyers.

    no, they're not ill etc but if my family and OH worked and lived 20 miles away i'd be laughing

    how long does it take you to get there, an hour max? or 20 mins if its on a roads?

    stay in your house and enjoy it and work your visits to your dad into your work days, just come home later

    you're setting up a plan for disaster to move that short distance
  • Looking at street view, you are stuck between that tall thing (whatever it is!) and a convenience store, both of which IMO will put the majority of buyers off. In a good market I would imagine this is not an easy house to sell (although looks very nice inside) so in this market very hard. I can only offer you the boring advice that the price is too high looking at number 50 selling for 75K (and was pretty ridiculous at 117k!).

    Only you can answer how desperately you want to move and what is the lowest price you will accept. All houses will sell at the right price, it just wont be your right price.

    Like others have said, its going to be back to the price and work out how much lower you can go. The shop next door will put people off im afraid.

    The tall thing is a lighthouse. We have stayed at Withernsea Sands caravan park twice this year. You walk up this street to get into the 'town' very small place with not a lot to do. This street is very long and links the caravan site with the 'town.'

    The convenience store isn't particularly busy, no youths hanging around etc. A lot of through traffic from the caravan site. The lighthouse is quaint.

    Hull very easy to get to from here. We did a couple of day trips to the deep, city centre. Also hornsea is close by and lovely. Great designer outlet place.

    I would say the problem is price, when we were visiting my OH and I were debating whether to move because we could get so so much more for our money than where we are between Harrogate and Leeds.

    I agree moving for 20 miles doesn't seem worth it in the present climate. However I do understand how the OP feels I'm 35miles away from my family/parents and when my grandad was terminally ill and I was heavily pregnant it was tough. An hour away still means planning you can't just drop in.

    I quite agree - 4 years ago we moved some 150+ miles away from our families and DH had a two hour (each way) commute to his new job, which whilst not perfect he coped with admirably. In the interceding years my mum has developed Alzheimers and we have now moved to be closer to her and my dad, but are still 60 miles away and although, admittedly, we can't be there at the drop of a hat if they need us, we feel close enough to be of greater assistance than we were previously. Also, 6 years ago my MIL was terminally ill and we lived 25 miles away, but managed to visit every other day without the need to move closer.

    As you have a nice house in what looks like an ok area and are only 20 miles from your family I would stay put personally rather than risk losing money big time on a move that is avoidable.

  • For Buyers it may be off putting, as prev said, but I think it will do well in on the rental market ..Seems nice and warm and very well kept ,may be do short term lets so that your not tied in.Other than that sit tight and ride it out.

    The house was bought low by bulders as was very run down, they put in new kitchen, bathroom rebuilt the entire back of the house etc and then resold, at the time it was up for £125,000 so thought £115,000 was a low offer that they accepted, altho in hindsight i may have been niave and they maybe ran away laughing! :-(

    Thankyou Sarahevie for a lovely post. I personally thought livin next door to the lighthouse was a plus not a negative :-(

    I agree 20 miles is not far, but when your travelling it every day and your children are in scool twenty miles away, and you have no family there for suppport and do everything 20 miles away it seems sensible to move that twenty miles to were you want to be, never thought for a minute i would have a problem selling it.

    Estate agents will not let me go dual agency so guess i sit and wait or drop price again :-(
