  • The other flats at £10k less than yours are just as nice (one has a gas fire in the lounge, and the lounge although the same size looks better proportioned although that may just be photography). Your exterior photo is very good so it's not kerb appeal that's putting people off.

    If you want to sell first you'd need to drop your price to match theirs, and include all appliances which will appeal to first time buyers. Offer the option of including all the furniture as well and you may catch someone looking to buy-to-let who wants a flat that's ready-to-go.

    Unfortunately yours is a first floor flat, a ground floor flat would appeal more to elderly people or even someone with a baby who can't afford a two-bed yet.
    A kind word lasts a minute, a skelped erse is sair for a day.

    Within a 1/4 mile radius of you, no 1-bed flat has sold since July 2010. And there are 12 on the market currently.

    You have to be the best of the 12 or the cheapest to sell first. You simply aren't going to get what you paid for the flat I'm afraid.

    I'm sorry but with that many flats to choose from, the feature wall in the bedroom would stop me viewing it as it's not to my taste at all. It will certainly put off any men looking and that's 50% of your potential market out the window straight away. I would take the bedroom picture off Rightmove.
