selling flat

We have been on the market for 18 months now without a single viewing! I know times are hard for 1st time buyers and the estate agents keep telling us to reduce the price in order to generate interest but we are reluctant as we would like people through the door first!

Please if anyone has any tips on were to go from here we would be grateful.

    If you have not had one viewing I think your price is wrong Im afraid. Could you post a link to your listing and we could give some constructive comments.

    I think if your EA is saying drop the price they may well be right, who choose the price, you or them?

    Do you know what is listed around you and at what price? I guess it depends on how desperate you are and how much of a hit you can afford to take. If you are waiting to get the price you want I think you might wait a few more months without a viewing.

    If its on Rightmove ask your agent for a detail of the number of hits its getting, if its getting a lot and no one is viewing then maybe the pics are aweful.

    Do you feel your property is horrendously overpriced? People will only look up to a certain budget for certain things. Are you just over a stamp duty bracket?

    Alternatively, put up a link here (you're new so won't be able to add link, but can leave a space in it and we'll put the link together for you), and we'll offer our opinions.

    I can tell you one thing - I definitely wouldn't be asking this after 18 months! Why have you not dropped or changed agents in all that time?

    Eighteen months without a single viewing is dreadful, even in this market.

    What do you think the problem is? The price is an obvious candidate. Are there lots of similar flats for sale in your area? Are they selling? Is yours presented well? Are you happy with the Estate Agents details? Have you considered changing agents?
  • We have changed EA once and droped the price from £79,995 to £74,995. There are other flats in the area which are cheaper but they are not double glazed and do not have central heating + most have been on the market a similar amount of time but have still not sold.

    This part of your post makes no sense - how do you expect to get people through the door if you're not going to drop the price to a level which generates interest?
