    Easy to answer. In 2000 there were only 30,000 BTL loans in existance. So statistically not hard to set new records compared to the 90's.

    It's a surprise to nobody (well nearly :)) that both of the above could be true because condition 1 is related to a snapshot of a single month and condition 2 is a ratio of outstanding BTL mortgages to total mortgages outstanding.

    So it's perfectly possible that the following can be true....

    I was rather interested in how this proves JulieQ assertion that FTBs are being pushed out by BTLs.

    Particularly as one analysis says,
    it appears that first-time buyers are not being displaced by buy-to-let landlords

    That's a further 80,000 houses FTB's won't be buying.

    The true figure is of course much higher as BTL cash buyers aren't included.

    Well that would be all well and good if they actually could explain what I don't understand Forest. Only it appears they can't.

    Which rather explains why I didn't understand it.
