Work Required from home buyers report - lower asking price?

Hi,
Ive got a house offer accepted and just got the home buyers report back. From the report there's a few things which require urgent work doing, when means more money.
Is it unreasonable, now knowing the amount of work required I ask the seller to lower the asking price to compensate the work required?

In my opinion it depends. If say the homebuyers report notes something that should have been obvious, then I think you are being unreasonable. E.g. Say the render is coming off the back wall and potentially causing damp. Probably an urgent fix. But that should have been obvious when you visited, so your offer should have allowed for it.
If on the other hand it notes something you could not have been aware of at the time of making the offer, then I think it is perfectly reasonable to ask for a reduction.
But in truth, wht is reasonable or not takes second place to who holds the position of power (and who thinks they hold the position of power) in the transaction and if they are willing to use it (or try to). Have you portrayed yourself as a desperate buyer? Are you desperate for that house. Is yours the first offer in 12 months? Are you willing to risk losing the house? How much have you spent already? Only you can answer those questions. Weigh it all up and make a decision.
