Problems with queries on a leasehold house,

Hi,

We are currently in the process of purchasing a part ex'd leasehold house, things were fine until recently when we realised they just arn't answers our solicitors queries in full, they have been waiting months for some, though when the EA has spoken to the part ex person they are saying they have answered them only our solicitors are saying they arn't satisfactory.
Q's are about drainage, grounds maintence (the company doing this has recently changed) and building reg info on the conservatory.

It's dragging on and on, and our house was advertised as no chain as we were told when buying the new house they needed a quick sale (they wouldn't let us view it until we had had an offer because of this, they ideally wanted a quick cash sale lol!) so our buyer wants to move in next week, the only thing we can do is move in with family for the time being, which is crazy as there is an empty house sat waiting for us to buy!

Has anyone else experienced this and have any ideas on what we can do?

    Find out what the outstanding issues are.
    Decide which of these are critical/show-stoppers, and which are just 'administrative'.
    Tell your solicitor to ignore the ones you're not worried about.
    See if there is another source of information - ie local council re Building Regs.
    Tell the vendor to answer the critical ones by xxx date or lose the sale.

    We know what they are, the probs with the grounds maintenance do need answered as they need payment.
    I am not bothered about the conservatory q's as we have seen it and know that it is safety glass, has a safety door to house and so on, I didn't think they would bother about the conservatory tbh as houses are sold as seen.
    Drainage, not sure about this, we have a drain cover in the garden (as many houses do) and access could be needed, well aware of this, really not a problem.

    So the only issue is the grounds maintenance? If the mgmt co is being slow there's not much you can do except chase them.
    What is the outstanding Q? The annual cost of maintenance? Ask the neighbours?
    Or whether payments are up to date? The vendor should have receipt/proof of payment.
    Or something else?
