Estate Agent Fees?

Hi all,
I'm about to put my place in Scotland up for sale, and the agents (Your Move) are quoting fees of nearly 2%. This does seem steep to me, so I was wondering what rates others have managed to get if they have sold a place recently.

Try using online sites to sell your home, they charge from £15-£75 and is alot more conveniant.0

Read Martins guide and aim for 1%.

We paid 1% and got good service. We weren't very happy with Your Move when we started speaking to them. Which area are you in?

We will pay 1.25%, we couldn't get them down any further, 1 other charged more, another charged 1% but was pushy, there web site was very not internet friendly, no floor plan, virtual tour and hardly any web presence certainly not rightmove or look3property.
I did manage to negotiate the minimum term from 3 months to one but our house sold in 2 days.0 -
If you don't mind doing the leg work yourself, there are a number of property advertising portals offering free advertising, can't mention mine on here, which are effective in getting your advert across the web.0

Thanks for the feedback. We're in Edinburgh, and the lady from Your Move was the best of the lot. Of the two others that I tried, one came and seemed totally uninterested and the others never got back to me despite contacting them three times.
I do have the place on one of the free sites as well, but time is my enemy at the moment, so I really need an agent to handle the viewing. I think I'm happy with Your Move so far, but just want to get the best deal out of them.0 -
I guess we must have just had a poor branch (it wasn't Edinburgh). They didn't seem interested in coming to have a look at our house, even though we told them we wanted to go on the market quickly. The agent we went with came next morning and had our house on their web site that afternoon.0

again have you tried https://www.ourpropertymove.co.uk, its normally £249 but free for 30 days, we sold in the 30 days and paid nothing. we even made £50 as we had are picture taken for the local paper promoting their website and service..never hear of making money and selling you house!0

Well, Your Move haven't proved to be very co-operative over reducing thier fees. I emailed them and suggested £3,000 (1.5%) if they sold it by the end of Feb, and £2,500 (1.25%) if they didn't, but they wouldn't move at all. I've sent one final email to question this refusal, but it looks like I'll be going elsewhere. Sorry, but they aren't worth those rates, especially if I have to settle for less.0

I have found in the past that negotiability will often depend on two things;
1)how easily sellable they view your property.
2) how busy they are.
If they are bonkers busy with loads of houses and don't view your property as an easy win, they may just not care. Perversely they may be the best place to put your house, as the quiet place up the road that chased you all week for your property may just not be able to sell it.......0
