    I believe GM was utterly astounded that after asking several times, you still did not answer the important question of whether the property is in England or Wales. Scottish property law is different to English and Welsh law.

    Presumably you were ignorant of the fact that the UK comprises England, Scotland and Wales (and NI). :eek:

    Yes totally agree ...they are young . If I was letting property then I would try and make it crystal clear that what they was signing was a legal binding contract and actually would want the depost first. The student that was employed bt the letting agent was as niave as the persons signing it.

    I would say you could have it on toast ..sarcasm but that would be up to you. Sorry spelling not to good!!

    Like others here I try to advise as best i can, but I also try hard not to give wrong advice.

    Establishing the relevant law (eg Eng Vs Scot) is fundamental. Without being 100% sure of this, one cannot give accurate advice.
