    When you say costs what costs do you mean? The other girls did each pay £250 each so surely that would cover costs if any. This property is for students to rent and they do not have shortage of them, my thinking is they get good revenue from no shows etc. They are the letting agent and not the landlords. So if its legally binding then if they want to go to court then their is nothing else we can do on this matter. We have spoke to them not me but the girls and they naturally want ££ ..even if they wanted to move into this property and pay, they can not because they have let it to some other students...so if they suggessted ok we will pay by the contract they would not be give the keys

    The letting agents stipulated that if they no longer wish to go ahead then they have to find other students to take it on which they did.The prospective tenants still have to be 'acceptable'.

    The real reason..was not that they was not 'acceptable' but truth is they had already let to others.. they have no problems with letting to students, big money all round and more money to made by changed minds??

    That changes everything. Get documentary PROOF that they have let the property to other tenants. They cannot enforce the contract if the landlord is already receiving rent from someone else.

    Get your proof and then tell them to swing. In writing.

    Well they wont be moving un until Sept 1st so can not get proof until then

    So be on the doorstep on the first of September. I can guarantee you that the agents are flying a kite if they have relet and will not be taking anyone to court any time soon.

    Yes we will take pics etc. Its all such a scam these days from the agents they make a fortune from holding deposits and retainers ...they are trying to get what they can legally I know that its not illegal but they make a fortune from Students etc

    I do wish you'd give clear facts.
    Legally what do we need to cancel this tenancy, no money has been given and they was not explained the seriousness of this contract when they signed.

    No i am not outside the Uk and the property is in the UK...
    THE UK IS NOT THE SAME AS ENG/WALES.
    because they have let it to some other students...
    As bitter says this changes everything. Drip-feeding relevant information is SOoo frustrating!

    My Daughter paid nothing (one of the girls paid £250)
    Property is in the Midlands Uk not Scotland Not wales

    I was asking for advice not sarcasim so please GM dont bother replying

    - I don't always agree with GM..
    was simply, after several earlier requests to you (eg where in UK - it;s a simple enough question....) trying to extract information so that others may help you...

    The law between, say, England & Scotland on such matters differs considerably (I'm a Landlord in both jurisdictions...)

    People post for free, in their own time here ---

    May I 'umbly (and cautiously given your earlier reply..) suggest daughter takes more care in future signing contracts that can bind her to, say, £10k+ debts..... (10 months x £1k/month rent, joint & several)...
