    It comes over as one of those houses that neither the vendor nor the estate agent are seriously trying to sell and I would want to question any vendor of a place like that very closely to ensure that they really HAD decided to sell.

    Not a house to go looking past the clutter in either, as there looks to be problems with the garden. It's too small by the look of it and it does look as if someone has been trying to "nick" a bit of someone else's garden (not sure whether it would be this house or a neighbour that had done this from the photos). To me, that is what a left-hand back garden fence that is not in a straight line indicates (ie a possible neighbour dispute and I wouldn't fancy being the one "nicked from" in that or an innocent buyer of one of those houses to the left at the back) see below.

    This house faces North and is a few houses East from the junction with Hatherway.

    Unfortunately this seems to be a road in transition from bungalows and big family homes to blocks of flats - we have got to stuff the downsizing "retire to Bournemouth; by downsizing to make room for the extra 200 - 300k new UK citizens each year; market".

    Those people at Connels seem to have blocked access to the EPC (or is that my browser?).

    The spring 2009 image on street-view shows a domestic scene in the drive way - its a pity that the garden now looks like nothing has been done to it for 3 - 4 years. Someone appears to have dug up the sewer in the drive - beware of houses built in sandy Bournemouth (where nobody wanted to live 150 years ago) with settlement problems. possibly caused by leaking sewers.
    That strange wrought iron effect is presumably removable from the otherwise well preserved/renovated house.

    The view out the back is of two "granny farms" and their car parks - perhaps a deal was done with the developer of the eastern of the two (the brand new "Tudorbethan" one,) which may offer a new access to the rear of 37 ?

    An investment in the Land Registry details could unlock the probable reason for the apparent neglect of a house where a modest effort could improve the appeal by (say) £20k. Fiven the orignosis to the rear - perhaps not.

    If Gran has passed on they'd have to start paying CT on the annexe.

    You have to stare hard with your eyes slightly out of focus for about 5 minutes to see the dog. :)
