    But which side is the right side?

    Taken from the HSE site:
    Since 31 October 1998, any room converted to use as sleeping accommodation should not contain the following types of gas appliances:
    1. A gas fire, gas space heater or a gas water heater (including a gas boiler) over 14 kilowatts gross input unless it is room sealed.
    2. A gas fire, gas space heater, or a gas water heater (including a gas boiler) of 14 kilowatts gross input or less or any instantaneous water heater unless it is room sealed or has an atmosphere-sensing device.
    If a room contains one or more of the above appliances and was used as a bedroom prior to 1998 then you will need to do a risk assessment to determine if it can still be used as a bedroom. If you are unsure of the safety of any gas appliance you should get a Gas Safe registered engineer external.gif[7] to check it for you.

    Our last room sealed boiler had a tiny flue like that.
    I assume that doesn't go into the house next door?

    I know it's London, so sanity doesn't apply, but £2M for not very large 1-bed flat!!!

    Well that's interesting, I've recently had quotes in from boiler installers who seem quite happy to install a combi boiler within an airing cupboard which is in the spare bedroom.

    They will all be balanced flue systems nowadays, so room sealed. If in a cupboard, they will have to provide ventilation, but this is just to prevent overheating of the small space, I believe.

    Or it might also be to ensure that you smell the gas if there's a leak. After all, suppliers put the smell into natural gas, as it doesn't have any of its own. :)
