Replacing tiled roof with conservatory roof?

We are looking into getting a single storey tiled roof extension re roofed with a conservatory roof. The extension is about 25ft x 9ft and currently has a lean to (or single pitch) pan tiled roof.
Can anyone tell me what the building reg, planning and listed building requirements would be and give me a vague idea of costing? The timbers are all in good condition and the house is grade II listed. What I'm most keen to find out is a vague (won't hold you to it!) idea of cost because if it's totally prohibitive, the building regs, planning, etc is totally irrelevant!

Ask you local Council about the planning, they are usually most helpful.0

why would you want to do this? i've seen lots of people with conservatories ask about putting a decent roof on, but why would you want to go the other way?

We're looking into knocking through an archway into a room that, historically was used as a room but has been used as a shed in more recent times. For quite a large room, it has only 1 small window and is on the north facing side of the house. The reason for doing it would be to bring more light into the adjacent kitchen and I think roof lights wouldn't have the desired effect - we really want the conservatory feel without having to knock down and start again. The room has quite pretty exposed timbers and I think these would be really well highlighted by a glazed roof.0

a glazed roof on the north side open to an existing room will be difficult to get through regs, as you would be extending the building insulation envelope but making it perform worse, you'd have to trade off by putting insulation in any place you can get it - but the calcs would be difficult - planning wise it doesn't sound like a big deal, but because you are listed you would likely need planning permission, phone the planning office and speak to the duty planning officer or listed building officer to see what they thinkThis is a system account and does not represent a real person. With regards the insulation, the whole house is in need of a total renovation and it's unlikely it has any insulation to speak of (it has no heating (literally none, not even night storage)!). Obviously we will be insulating it as a matter of urgency so would that help us with regards improving the insulation to accommodation ratio, or would that ratio only be relevant in the specific area in which the building regs are being approved?

You will need listed building consent, talk to the council to see if they will even entertain your plan.0

I'm currently working on a similar project.
You will need listed building consent and Building Regulations approval. Building Regs is easy to achieve, listed building consent depends on how much the change will affect the character of the property.
If you are fixing glazing onto the existing rafters you need a patent glazing system. I'm using Howells Glazing and their HGR1 system, excellent. My project with top grade double glazing and 4 opening vents is approx £350/sq m supplied only. So you will be looking at about £8000 plus fitting. Have a look at Howells website and have a chat with them, they are very helpful. (Other patent glazing systems are available)0 -

Just get energy loss calculations done (about £150) and add extra insulation elsewhere in the property to compensate for the glass roof not achieving the required U value. Cost of insulation typically under £200.
Or if more than 3/4 of roof and 1/2 walls are glass (with some other requirements I wont bother to go into) it is a conservatory and does not need building regs.0
