My point was that house prices have risen during a period where mortgage availability has been severely restricted.
If you want to find ways in which a 13% rise is not a rise really, that's your prerogative.

Or a quick perusal of the same data shows rents are currently rising on either a quarterly or annual basis in 9 out of 12 regions.

Might I widen the view to cover social and cultural change?
In the mid term and possibly longer it is undeniable that more people will rent.
But what about other issues? Increased social mobility to move where jobs are; corporate cost control resulting in things like the Beeb moving staff out to cheaper regions; increases in the number of people from cultures where they are more used to sharing property ; people living for longer at home ; even the emergence of more working hotels like Formule 1 which are just a place to sleep whilst working away.
Changes will create opportunities in many ways. For someone struggling to pay rent the desire to look at any and all alternatives will clearly be there.0 -

Though last time you made such a claim and we dug a little deeper it was clear that certain areas (for example the city centre) weren't doing all that well at all.

Yes Hamish. You strangely elected to use the phrase"on either a quarterly or annual basis". Therefore ignoring a number of regions which have shown falls on either a quarterly or annual basis.
