Having a massive breakdown involving rented flat.

    I've looked at flats through S1 homes, and the searches have either came up at random (Houses for £1400 PCM) or saying "Sorry...nothing matches your search"

    Looking for rentals is not something to do online. You need to use up a bit of shoe leather. You find all the agents in the area (and any list of private LLs too). You then ring them up to discuss what you are looking for and go on their lists. You then view places, and don't feel forced to take the first one, offer full rent, or believe their promises or threats that other people will come and make an offer first. Sometimes you get beaten to things, but often you don't.
    That's not my money now...that's incase of emergency money

    This is precisely what such savings are for. You have enough money to move 3x over easily I suspect.
    I'm thinking about going to my mums for a while, to get my head straight and sort out a proper flat for myself

    Not a bad idea, if only because it will allow you to select a place rather than feel rushed.

    Moving back with your mum might give you some time to relax but u moved from there for a reason? I hope that reason is now resolved. I am sorry you are feeling so bad.., but please take it one step at a time. You actually do have quite a lot of money to move either into a new place or back home.., and if its making u feel so bad living there.., surely its worth paying to move your stuff out. I managed to move everything from a 3 bed house to another 3 bed house for £200 altho that was a very very good deal. I am sure u could manage the same as the place you are living in now was already furnished.

    Just take it one step at a time. Make a list.., and go through it a few things each day until its done.., one item at a time. I don't know if it will help, but just concentrate on getting the items on paper without thinking about doing them.., once they are on the list.., I think u will be less stressed by it. I really hope this helps. Then concentrate on getting the items on your list done, one item at a time. Don't let yourself get distracted with worrying about what could happen with each item, don't think about the next item. Just take it one item at a time and tell yourself well done when u've done each item. U'll soon clear each thing and then it'll be done.

    About your friend.., I am sure, if they are a true friend, they will not want u feeling like this. If they think about themselves more than your feelings.., they aren't a true friend and well, aren't worth worrying about so much. You've both lived there 13 months., that's long enough .., you didn't sign up to a lifetime agreement!

    I think, once you have moved and feel a bit more sorted out, it might be an idea to go back to a GP and see if you can get some more support. Sleeping tablets etc wont help long term., you need some 'thinking' therapy so you can deal with possible stressors without them overwhelming you.

    And remember, you've done very well living unsupported for 13 months. You'll learn from it and move on. Its what we all do.

    I agree. If living there is making you feel this bad, then this is precisely what the money is for.

    Organise visits to see as many properties as you can. Even if it is out of your price-range or lacking certain atributes that you would want in a home. Its a really good way of seeing what you actually get for your money, more so than just looking at pictures online. Then when you spot a really good bargin that is within your range you'll know it and be able to snap it up without worring that it will go the same way as your last flat.

    Also make sure you read the sticky note about renting property in this forum. It got some really good advice about things to look for in a rented property, including things like checking the heating system and if there is double glazing etc.
