Have you tried asking her for her address? Do you know where she works?
Assuming you paid rent direct to her bank account, you have these details and you know roughly where she lives. This should be enough for a tracing agent such as http://www.findermonkey.co.uk/ (no find, no fee) to find her home address.
You could add the tracing fee to the claim, and you'd probably get it, not least because LL failed to comply with s.48 LTA 1987 (you could otherwise have served a claim at the address for serving notices).
Yes, you could serve the claim at the rental property, but in the event she doesn't receive it and you get a default judgment, then try to enforce by the only option you'd have - putting a charge on the rental property - what's like to happen is that at that point she'd apply for the judgment to be set aside, then you'd be back to square one. So on balance you'll probably get your money quicker if you find her actual residential address.0
