rather unhelpful neighbours

Unfortunately, it's not what you want for the house, it's what it's worth - and that is dictated by what someone will pay, not what it's up for. The fact your neighbours haven't sold at the higher price probably means it's still priced to high.
You say what you both paid, but not when, or which area you're in. That information might help work out if your neighbour's price is still optimistic (along with yours).

Neighbours have shot both themselves and you in the foot. Any fool knows that setting a price range of 80 to 100 will only get offers on 80. The Agent has taken your neighbours for mugs. Apart from sending around every friend you have who they do not know make offers of 65 - 70 and hopefully P them off with the agent, there is not a lot you can do.
But underlying this, their Agent is doing this for a reason, because he believes the true price at which offers will be received is way below 85. In which case he should be advising that they put it on for 85, rather than try this stupid pricing tactic - which is more to do with disappointing vendors in stages than getting the best price from buyers.

I think i'll stick with my plan. We can't afford to sell for less than £90k at the moment, so we'll put it up for the £91.5 to cover the mortgage, and then reduce it when we've got the cash in the back to pay the difference. Hubby wanted to do one of those new house scheme things where they buy your house, but i think the face i pulled stopped him!saving up another deposit as we've lost all our equity.

Have a word with your agent and alert him to the situation. I think sticking to your guns with your price may even make the neighbours look desperate or pretentious given the right spin.
"Why is this one on for 95, when the neighbour is asking 80?"
"Oh, it's actually on for 80 to 100, and
[option A] we expect that they may not take offers less than 98. <other agent> does this to increase viewings to keep his vendors happy, but it all comes unstitched when the offers come in below the lower price.

Mine's on at 185k...offers above -been reduced from 200k - I'm bein realistic though and right now would take £180. House over the road with much less spec than ours - 1 less living room d/stairs and smaller bedrooms and no off road parking is at £170k so I'm hoping we'll win the "race" to sell...however viewings are scarce at the present.0

ward and partners do the range of prices 100k to 120k sort of thing. i have never understood it, it merely serves to annoy people. i dont really understand the thinking behind it
you might be lucky in that people looking to spend 80ish go to see theirs and hate the orange colour and the atmosphere in the house and then see yours for only 10k more and consider stretching themselves0 -
I've offered on houses before which are priced at a range, where the vendors refused to even consider the lower end of the range. Its a stupid way to price things because when the deal is done no one is happy, the buyers feel theyve paid too much and the vendors think they havent got enough.
Its happening more and more recently.0
