rather unhelpful neighbours

Our neighbours have had their house on the market since September 2010. They started at £98k, reduced to £95k, then £93k and £89k. They've just changed agent again and it now says £79,995-£99,995.

They paid the same as us, £98k for the house.

We're also looking to move. We've not got our deposit together yet BUT thought that if we could sell now and rent nearer to where we both work, we could save a fortune on petrol (although renting would be £200pm more than our mortgage, we'd save £350pm on petrol and other car costs) and be more ready to move when we do have the deposit together. Also, we'll be rather a lot happier as we'll not be travelling as much as we do, and not getting up as early or home as late etc.

So, we've spent the last few weeks repainting the house (it was white and it still is white) and we're going to replace a part in the shower as it's just started leaking.

BUT, we can't afford to sell for £79k!! Our neighbours say they want £90k - but the agent told them this would get more people through the door. How? Yes, it'll get more people in, but only people that want to pay £79k!!

We thought we'd put ours up for £91.5k, as this would just cover the mortgage, but we don't think we'll even get viewings now our neighbours have done this.

Am i just being a selfish moo? be honest.

    I don't understand how marketing a house for £80k - £100k works. Who in their right mind is going to pay £100k?

  • Any price I see against a house I immediately knock 10-15% off for the price I would offer. Your neighbours have done neither you or themselves any favours.

    Well that's what i thought. If i looked at a house marketed at £120-£140k, and i wanted to offer, i would offer £120, surely anyone would?

    Fingers crossed. Ours faces the garden, theirs the car park. Ours is all white and clean, theirs is a rather garish shade of orange and full of small caged animals. I love them as a couple though, we go out together sometimes - i really don't want this house selling to affect our friendship, but i've got a feeling it might.

  • If they have advertised it at £89k and not sold, then it tells you that the price someone will eventually pay will be less than that.

    A number of factors determine how much a house is worth. Alas the £91.5k outstanding on your mortgage is not one of them.

    Also, what they advertise for is of little consequence to you and the value of your house. You will only be affected when their sale price is published by land registry.

    Oh no, we're well aware that the house will only sell for what it's worth, not what we want it to sell for. We're going to carry on saving, and if we still haven't sold it once we have our full deposit (plus moving costs) then we'll start to reduce the asking price.

    I've been Money Tipped!
    If you go for the same agent then they will probably do a "two for one" set of viewings and send buyers to both of you... make yours more desirable and then you will put up a fair fight - however, if next door is a lot cheaper for essentially the same house then the buyer would be mad to go with yours... unless you have something that next door can't offer like extra parking, less noise, bigger garden, newer kitchen or bathroom etc.

    You will be chain-free - make sure the EA emphasises that point.
