It needs updating to get that price. I'd be looking at knocking £60-80k off the asking price if I was to make a serious offer just due to the amount of work needed. Regardless if you think the surveyor had a connection with the buyers, if things like boilers and roofs are mentioned these will take up a chunk of a budget before you've even started on the more superficial matters. And they may well show up in another survey anyway!
I'd reduce the price, market it as a house in need of modernisation (which seem to sell better than houses dressed like showhomes around here!) or fit a new boiler, kitchen, bathroom suite and dress to sell at the price it's on for.Foreign politicians often zing stereotypical tunes, mayday, mayday, Venezuela, neck

this area is close to all local amenities ie shops, stations, buses, schools and places of worship i.e. churches and mosque. If you look at room sizes they are not small compared to other properties in area, but decor does appear to be dated and needs brightening up. However this can create idea that vendor is covering up problems if it is toshed up too much.0

because people dont often want to hear that they need to reduce the price, so you give advice about what you can do to make your property more sellable and desireable. its usually a given that the person wants to sellfor the price they have got it on for, otherwise why would they have chosen that price as it is?0 -

I have of course been monitoring the thread, lots of valid posts, some harse comments, but as stated I've asked for comments so must take it all onboard. I just don't see the point to replying to every post. Some changes will be made to the property, other things will remain. Can't reall say more than that really, apart from thanking everyone for their input.0 -
Just to agree with some other posts about swapping lounge and dining room. I liked the house, I don't judge decorating because I imagine how I'd change it anyway, it looks a pleasant place. Only main thing that put me off was the lounge area looked too small for me as others have said. Then when I saw the dining room had so much spare space I thought, it's inconvenient for you, but switch furniture around. This is more of a personal thing but I like a very attractive main bedroom and unfortunately from the photos I couldn't imagine how to improve it in this case to a way I'd like it. So, maybe a little decorating/different furniture or arrangements/new photos of the main bedroom. Good luck. Also try to find a competitive price they'd be happy with and put it on the listings - then they can move on.0

POA & too expensive everytime. If they want to sell give someone an asking price!
You can mess around with magnolia paint and swapping rooms around but at the end of the day the price is the problem. If it was on the market for £200k it would be gone. There is a price between £460k & £0 where the house will sell, it's just finding it.
After a year I can honestly say that price is much less than £460k"I'm not from around here, I have my own customs"
