Yet another why isn't this house selling thread, comments please

I'm posting this on behalf of my mum and dad who put there house on the market about a year ago. In that time they have had viewings and have accepted 2 offers, in both these cases the buyers dropped out. The first time was after the survey was carried out, this survey was full of inaccuracies and plain lies which scared the buyers off. With the latest offer that was accepted, it seems that the buyers had also had an offer accepted on another property and went with that one instead.
Please take a look at the property and advise what if anything can be done to improve the chances of a sale

Just looks a bit expensive for what it is in 2011 ... or the picture make it look smaller than it is.
That's maybe why it hasn't had many offers. I don't currently have Prop. Bee so I can't see the history on it. The POA on the one ad would put me off from the start and will also stop it from appearing on some, but not all, searches.
I think this survey issue is possibly a biggie.You say it was full of inaccuracies, but if enough to put off the sale then you need to find out more. Do you know what the survey valued it as?0 -
Some bizzare photos ...the dining room photo makes the table look very small very odd and the bathroom picture is like an ariel shot !
Agree POA will put people off

Let me start by saying that my Dad is in the building trade and so the house is better maintained than most, the survey stated that the house needed about £20,000 worth of work carried out. It stated that the roof tiles are concrete (when they are not) and that many roof tiles were broken and cracked when in fact none are. It did state things like the fact that the boiler is old and needs replacing, this is true, however the boiler is in current working order.
We think that the surveyor may have know the buyers personally as he made some comments about the buyers family that you wouldn't normally expect him to have know details about. This was a private survey and not a lenders one0 -
I won't comment on the price as I don't know the area. From visuals alone it looks a little uninspiring. I am not a fan of that bleak pebbledashed look, and the windows don't look very nice. It needs to appeal to families - it looks like an old person's house.0

Looks like theres a wide variation on what price houses on that road have sold, but there's quite a few semis on that road gone for a lot less in recent years, but one or two in the same range. Is this one of the better houses on the road?
If you've had offers you might just have had bad luck and need to give it a bit longer, but if you really want to sell now dropping the price is the only thing that makes a difference.0 -
I can see that number 132 on the same road which appears to be a very similar style house sold in May 2010 for £330,000. Have house prices really gone up that much in just over a year where they are?0

It seems strange to use the front room as a dinning room as it makes the back room look so small - so swap lounge and dinning room round.
You really should have the price displayed, POA puts a lot of people off.

I never understand why people put POA. If you want to sell, you need to say the price. Otherwise people think you aren't serious. If you are doing it to avoid noisy friends and neighbours, they will find out the price because Rightmove lists in price order, so they can work it out.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. The pictures in the first link are a bit bizarre - the one looking down the stairs from the upper landing gave me vertigo.
The second agent has slightly better pictures but they can only show what is there - a bleak, slightly dated set of rooms. Sorry.
Could you consider buying some cheap Ikea bedroom furniture to bring the rooms up to date? The fitted wood doors could be painted or paint washed to lighten them and modernise them.
The dining room also looks drab - you need to sell a lifestyle - maybe buy something more modern from ebay to dress it?
The bathroom looks really bland - could you use accessories to bring it to life?
It needs to look current to appeal to a younger / middle age family; at the moment it seems stuck in the early 80s.:hello:0 -

My mother lives in a similar house in Devon, and it is worth half the price!!!!:o
I suppose the London factor is what dictates asking so high, but I am truly stunned by such a house being worth so much!
Whatever the survey throws up is for the buyers benefit, and no one in their right mind would ignore it. I certainly wouldn't when expected to pay that price for such a property. It will hamper any one buying with a mortgage, as conditions are so tough now to get funds.
You can agree to put the negatives right, or as you have done, dismiss and not sell. The decor wouldn't put me off if the house was priced right, as cosmetic stuff is cheap to replace. Results from a professional survey is another matter and need careful consideration on how to proceed.
