    Well,

I updated the text and the photos I have for now. I've taken some of the outside of the building and uploaded them awaiting approval.

I added the SQM someone asked for and clarified the length of the lease left (it had said 110 - 115), actual is more than that, so good news.

I hope that this makes it a bit better. I still need to deal with the second bedroom and so on.

Thanks all again, you are awesome on here for getting it across like it is. I appreciate it. :T

Rightmove is updated ( I still can't post links) but nevermind!
  • Hi all,

I haven't read all the posts on here, I got the gist with the first page, however, I like it, I think the photographs are all clear, it is a little odd shaped but I like quirky, I think the problem might be it says 3 bed on the header but then says 2 or 3 bed. You need to stipulate which it is, if it is a 3 bed then people looking for 3 will know it is a good price but will be put off by the or 2 indicating the 3rd room is a study or child size. People looking for a 2 bed will see the 3rd room as a bonus.

Also, should you be using the act that its a busy road to your advantage, eg close to a bus stop with buses to wherever every 15 minutes, walking distance to station or schools ? People need to work and if there is limited parking may not need a car.

I don't know the prices in Bromley, but the unusual flat is attractive to me. there is one thing, though - are there no windows in the living room / kitchen part to open? Is it all from the windows in the roof?

The photos aren't too bad now, other than the creepy doll in the bedroom.

I think you've done as much with the photos and description as you can. If you've had no interest at all then you need to look at the pricing. In that block of flats the last four sales appear to have been made at a hefty loss:

Flat 8 sold for £275k, previously sold for £315k
    Flat 2 sold for £185k, prev £420k
    Flat 9 sold for £210k, prev £345k
    Flat 3 sold for £225k, prev £280k

If you bought your flat as a repo at the depth of the crash two years ago, then presumably you got a pretty good deal and have a fair bit of wriggle room to drop the price if necessary. I'd give it another couple of weeks and if there's still no interest, consider cutting the asking price to a more attractive level.

No viewings = price. Expect lots of comments that your quarter million pound asset won't sell because the camera angle is 1 degree out of alignment though.

Can't say anything about the price, but the flat is beautiful. The lack of windows in the living room would slightly put me off, but overall it's as good as it can be I think. Very beautiful flat.

Wish I saw the other pictures now... what was the vertigo one like!??
  • It does seem really pricey, as it isn't a 3 bed, it is a 2 bed with extra space. The open plan kitchen/reception won't appeal to renters/BTL.

The parking issue would be a big hurdle, as if it is advertised with parking, and then the small print explains it is no benefit over street parking a street away there is no benefit. . .

    Total so far £28
