I should think this is almost impossible to value in this way. It can only be valued as it stands as two separates with one flying freehold which may not improve its value. Comparing yours to one round the corner is a start but is no definitive method of valuing as the one round the corner may have been a dump or redeveloped at excessive cost, it may have better aspects and bigger square footage......etc etc. Net house prices is also useful but flawed for exactly the same reasons and will be 3/4 months out of date at least every time you read it.
Nope, you really have to get the agents round and even then they can get it wrong and will often take your lead...
But they are your best bet.0
