Any happy Renters or Landlords?

  • I rent an I think our landlord is lucky to have us as tenants. It is clear our landlord doesn't have any interest in the house, it is in need of a complete over haul and they seem in no rush to do anything.

    Landlord owns the letting agent and has lots of houses and flats.

    The prevous tenants who have only bought a house in the next street left the housrin an awfull mess and the letting agents didn't seem to mind.

    Anyway we have been here a year and a half and we got permission to redocorate anyway we wanted and replace any flooring as we wanted.

    We got a cheap living room carpet and we have painted all the house in magnolia (some rooms had the worst wall paper I have every seen)

    We have kept the garden tidy and we have done some very minor repairs ( have always asked permission before doing this).

    The way I look at it is that this is my home for however long we are here for and I need to be comfortable living here. Yes I may be using my own money to enhance something that belongs to someone else but what else do I do.

    I would like to think our landlord knows we are good tenants and I am taking it that since it has been over a year since they did an inspection that they are.

    Although I think the landlord could be a bit better they don't hassle us and leave us be and for that I am more than happy with.

    We're happy, contented tenants of an (apparently) happy and contented LL. We pay (after some years) a fair bit below market rent, but in return we organise things which are the LL's responsibility, such as the gas certificate.
    ...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.

    I've been a happy renter and an extremely angry stressed one.
    I am both simultaneously at the moment!

    I've been a contented generous landlord and an extremely bitter and vengeful one.

    Every situation involving other people is different because people are different.
    You can't generalise.

    We recently moved out of a rented place, which we were happy with and had a great landlord who when we had issues would come round straight away (he was a plumber) to sort them out. Just got our deposit back in full despite having done some minor accidental damage, although we had been there 3.5 years.

    Previous to that we had a terrible landlord, who tried to steal our deposit based on the condemned oven being dirty, and some damage done by workmen that he hired and who broke into the garage while we were at work. He also never fixed anything, and complained he couldn't afford it despite being a consultant with a well paid wife and neither of them having kids.

    The place we lived before that was ok, but slow to do repairs and we had to move out due to neighbour issues which the LL didn't want to know about.

    So as a tenant it's a bit of a lottery.

    I rent; I would probably be considered somewhat of a liability to a landlord; Housing Benefit, 2 young kids, 2 cats... But I always pay the rent on time (usually early) so never need to hear from the LL; he's very happy, and we're over the moon as he's a great LL. If there's something wrong he'll have someone round usually the same day. When our boiler packed in it was replaced within 2 days, when the shower broke it was fixed same day. If you're considering becoming a LL, well worth making sure you know some local tradesmen you can trust, if you can get things fixed fast your tenants will be very happy.

    I'm a very happy renter (and I like to think, a good one), with a great LL, in a property that rarely needs maintenance.

    My only problem is that we could do with a slightly bigger place. The main things that put us off moving are:

    1. the huge agency fees
    2. we rely on some LHA which is being cut.
    3. hard to find LL who accepts benefit clients
    4. we have a cat
    5. our LL is great, the new one might not be.

    I've seen some great properties in our area that have lain empty for many months. We possibly might have viewed them if not for the above holding us back. Oh, and why do so many LLs ruin a great property by putting awful, cheap, dark carpets in? Do they have them in their own homes?

    I'm not really a happy tenant at the moment. We've recently moved, leaving a property where we'd paid the rent ten days early every month (on the ll's request) and kept the house and garden in an immaculate condition. The reason we left was because we got absolutely sick of the ll not doing any repairs or maintenance at all, we got sick of getting texts at all hours telling us that the ll would be round in twenty minutes for 'inspections', and we were, quite frankly, tired of not being treated with an ounce of respect despite being damn good tenants.

    Unfortunately it looks like we've jumped from the frying pan into the fire. We rent through an agency who are a bit of a nightmare, and despite promises to the contrary the house was filthy when we moved in (and I mean scraping congealed fat off the kitchen walls filthy). Promised repairs aren't being done, and our current ll came round the other day with no notice, told us we should be grateful that he didn't let himself in and informed us that he's 'not in a financial position at the moment' to do any repairs. Tbh, I'm so sick of renting at the moment I could scream. We're still paying the rent early every month, and we're still looking after the house because we have standards, but I'm so, so sick of the rubbish you have to go through as a tenant. So no, I'm not a happy tenant.

    OK, don't put up with this, at all. Any repairs that need doing, write to LL stating the exact nature, and giving 14-28 days for it to be completed or you will deduct the whole cost of getting it fixed professionally from the rent (you are legally entitled to do this). Also change the locks as LL has no right of entry without court order, he is not allowed to let himself in, whatever he claims, or has written into your contract, to the contrary. If you have changed the barrels (keep the originals and switch back when you leave) and he attempts to let himself in, he's in catch 22 because he shouldn't have tried.
    I'd also be looking for somewhere else in the meantime as LL could turn round and give you statutory 2 months notice (I'm sure someone can quote which section number this comes under) to terminate the lease (assuming you're out of minimum term) because he feels you're being awkward.
    I read stories like this on here and just consider how lucky I am with my LL, but also realise just how little I'm prepared to put up with.

    Two consecutive sets of lovely tenants, the first a bit more demanding than the second (who just seem to get on & do stuff!!) = they've also produced a gorgeous baby which has gone down very well with the neighbours!!! What more could you ask!
