You say the tenant has been given notice but not in what form this notice has been issued. Is there a document that makes reference to S21 or S8 of the Housing Act or have they just received a letter pointing out that the current AST is coming to an end?0

What I think your friend should concentrate on is whether this notice to leave the property is valid or not rather than any rent arrears being deducted from the deposit.
You have already been informed that the landlord would be entitled to claim any unpaid rent from the deposit, so I don't understand why you are asking the same question again.0 -

Just because the property has been sold does not mean that your friend will have to leave the property immediately. It all hangs on whether the correct notice has been served and when or if the new owners are prepared to go to court to get rid of them.0

that is not relevant; properties are sold with tenants in situ and sometimes the new buyer wants the tenants to stay.
Until you can tell us what sort of notice (written piece of paper) your friend has received it is hard to work out what she can do.If you've have not made a mistake, you've made nothing0 -
