    It might also be worth getting a rent statement from the lettings agency to find out how much is owed exactly and why they claim it's owed. It may be interest or a late payment charge?
    Depending on what exactly happened at the bank there may be some discussion to be had with them as well.

    Please can you ask if the tenant has received a section 21 notice? Or a notice under section 8?

    Can you also advise if and when the deposit was registered and with which scheme.

    If you refuse to sign a new tenancy and unless the correct notice is served you will go on to a rolling contract as far as I am aware. Whether they have given the correct notice is unclear from what you have said so far - perhaps you can quote the first part of the letter (without names/address etc)?
    Also you are entitled to quiet peace and enjoyment whilst you rent the property so do not have to allow people in - whether they are the next tenants or whatever. Now obviously it depends on how much you want to upset the landlord but it seems they want you out anyway so it's not like they can threaten to give you notice if you refuse access is it?

    frankly if that's what it took to get council housing and I had no other options then yes, especially with a child. Often you have to stay until the very bitter end to get help :(

    Lots. Assuming England and Wales

    Section 8 she could contest.

    Section 21 is no fault BUT cannot be issued if the deposit has not been protected/registered with a deposit scheme. if it is not registered, then section 21 is invalid.

    Scottish law is different.

    She will need to pay the rent, just as she would if the contract continued.
