House up for sale, no viewings after 2 weeks... is this normal???

I agree about the garden, make it look like a garden not a play area.
And please don't take this the wrong way, i mean it in a constructive way,but the big pic in the living room is a touch overwhelming, plus in the bathroom it looks like the tiles are damaged, marked at the end of the ledge/bath.
Other than that it's fine

Pic 2 - bady lit, looks dim, should have taken away the beanbag between chair and sofa, would look much more spacious if the single chair was out of the room, and the clutter was cleared
Pic 3 - lose the creepy picture of the child, and the other personal photos - and why show the coats on the coat rack?
Pic 4 - Do we REALLY need to see the kitchen bin? Couldn't the plastic store boxes and other clutter on top of the fridge and/or the wall unit? This isn't the agent's fault, this is stuff the homeowner should have attended to before the photographer or agent/photographer arrived..... the bowl of fruit adds nothing, and hogs the foreground, taking the attention away from the kitchen Pic 5 also.

Pic 7 - dim and badly lit. Bad tiling/sealing at end of bath. Would it look better without the wicker baskets?

I think it's just a case of 'welcome to selling a home in 2011'
Depending on your area, how many similar properties already on market, how they compare with yours in price/look and how you are priced, I wouldn't expect people to be flooding through your doors - there really aren't that many buyers out there.
We had a viewing booked before we went on the market properly, who then cancelled on the day - you can kinda tell when someone has real interest or not. We've told our agent we don't want anyone viewing that isn't in a position to proceed as we don't want to waste our time or theirs, which has possibly limited our viewings.
I think it's an absolute must that you (or any vendor) get the photos right, I know bad photos will put me off booking a viewing.
We're averaging around 1 a week, have had serious interest from 3 viewings and just had 2 offers - that's being on since May so not that long IMO.
It's definitely slow but don't lose heart

I had a quick look at your house on that website and the thing that struck me was the poor layout /design and speed of the website.
In the end i clicked off as i couldnt be doing with it.Hopefully bits on rightmove and looks better?
I am no expert but i feel we are at a pinch point with house trading in the UK.
Those who wish to sell a home may be unable to reduce it further without taking a haircut but then if you treat homes like investments,you have to take the highs and the lows
Those who might be first time buyers and/or have cash in hand and can afford good LTV mortgages dont want to overpay and so they just watchfully wait...
And so it goes on..
And of course if someone sells a similar house at a lower price then it will reduce the sellable price of your house..but then again,the one you hope to buy will also be reduced so in a way,you arent really losing. Its just a virtual loss.Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..0 -

From looking at the land registry figures your house looks overvalued. Any sane buyer would check this up.
If prices sold for £107k last year and prices fell 3-4% this year your property is clearly overpriced.
You have priced it near 2007 peak bubble prices so explains why no one is interested. It will get worse as house prices fall over to summer, traditionally the quieter time for viewers.
Asking prices are far bigger than selling prices by some 30%, even a leading news paper called to reduce your offers by 16% on asking prices.
Pure and simple it is over priced hence no viewings.
Reduce the price below rivals and improve photos if you want to catch a buyer however be warned that many of us buyers are waiting out of the market for cheaper prices. Ours has been on the market 4 months and only 1 viewing to date. First 3 months priced at £450k (estate agents valuation) no viewings. So I dropped price to £425k and got 1 viewing, feedback was nice house but wants a bigger kitchen. Since then nothing so I've just changed agent and dropped the price to £375k on the new agents advice. Straight away 3 viewings are booked in. Keep dropping until you catch up with the market I'm afraid. We paid £350k for the house in 2005 and spent £25k moderninising, so it looks like we will probably make a small loss but we have relocated so have no choice and that's just how the market is.0

My best friend is moving back up to the area we live in. He spent the first 2 months with his house on the market and had not a single viewing. The EA didn't make that much effort to advertise it and my friend had to call them weekly for updates. The person at the EA that was specifically dealing with the property would go AWOL after the first couple of weeks of my friend ringing for updates, he was always out or couldn't take calls right then. My friend wasn't called back once.
After a couple of months he gave up on them and told them he was going to use a different EA. Since then the house has appeared all over the place including rightmove.com and all the local papers. He had 3 viewings in the first week and one of the people that came to view it bought it.
Just goes to show that sometimes it's not your house that's the reason no-one is coming to view it, sometimes it's just lazy EA's.0
