Hi,
so we put our house up for sale at a fair price (2 other houses on our street for sale at the same price), 2 weeks later, the agent still hasnt sent us the full details for us to sign off, and we have had 0 viewings.
is this a normal thing in todays market?
here is the property

Mines has been up for 7 weeks with 0 viewings - join the club!0

How long have the other propertie been up for sale? Are they getting viewings? Offers?
It may well be that all 3 properties are over-priced!
Chase the EA re sign off of details - very lax.0 -
A friend of mine has experienced similar,... - for 3 months... - a change of EA has improved things, - but it's still pretty slow going0

Hi
2 properties on our street sold for 107000 late last year/early this year, all 3 houses up for sale at 114950 (im looking to achieve 110000 ideally, but could drop to 105000)
the EA seem like plodders to be honest, 2 weeks and they havent even phoned us once.
chased them up this afternoon, and they said they would get back to me, but still no call, really starting to wish i'd chosen a different agent!0 -
I would firstly get onto the agent and tell them to get the particulars out to you.
In the meantime do you agree with everything that they have written on the internet? If so, get them to take the 'Draft details' part off the property portals.
When you met with the agent, did you ask them or see any evidence that they would have any suitable buyers in that price range that would want to see the property straight away, or did they spin you the line 'we have loads of people that want to have a look'
Barring these things though, the market is price sensitive and unless priced correctly then there won't be much interest.
Do you know the other people down your street, or know if they have had any offers, how long they have been on for etc?
Does also sound like your agent is useless as well, which def isn't going to help the cause.
How long did you sign up with them for?0 -

Drop the price to £110k, can see these houses going for £100k, although you might get a bite at £105k0 -
If the last one sold at 107k and you have yours up at 115 then most people will see that its overvalued. In the vast majority of the country - excluding London, prices are still falling, You need to be under the price from last year to get a sale this year. Sorry that wont be what you want to hear but get the price down to where houses have sold and you may have more luck.
Some other houses in the area are quite a bit lower than yours.

If the other places on your road have been up for a while at the same price then you need to cut. Think about it from a buyers point of view. If you put yours on at £107 to £109 then the chances are a buyer would look at all 3 and you would get your 105k offer you said you needed and the others will just sit there. I would cut the price and also keep in regualr contact with the agent.0 -
Most parts of the country are experiencing falls in price. If another similar house sold for 107k, realistically you could be looking at the 90-100k range, more if you're lucky.0

If others sold at £107k or so last year, why on earth are you priced at £115k..........???
The general consensus is that prices are going down. Do you think prices have gone up since last year?
Also, your photos look drab, badly-lit and uninspiring, I'm afraid. Photographer's report card reads "Could do better"0 -
What has happened to your back garden? Is that astroturf and half fenced off for a car? I would think that would put a lot of people off. Other than that your house is nicely presented.0
