House sold- leaving tv cables in wall?

Hi all,

I've sold my house and have an issue (or maybe not!). We had our tv on the wall in the living room, bought house from new so actually had the cables chased into wall and plastered. Now I've taken tv off wall and have about 8 cables tied into this. What do I need to do? Legally I think I'm supposed to remove and make good, but loathed to do this esp if new people want tv on wall. I am worried though if I ask my estate agents to ask them and they say no that I am creating an issue, and an expense for myself.

TIA for any advice, really appreciate anything you can add on this.

    Can they stuffed back into the wall and one of those plastic covers put on top? If you want to leave things as tidy and safe as poss (and it's great that you do!), then this would be my recommendation!

    If your buyers don't like the location of the tv cables they can move them. You are not obliged to carry out this kind of work unless it was a specific condition of the sale (which I doubt it was). I wouldn't worry about it.

    I'd just leave them - that's how it was when they viewed the house after all. If they decide not to put their TV there then they can change things themselves.

    Seriously - you could ask them if they want it capping but I wouldn't bother.
    They'll either live with it, cap it over or use extenders.
  • Ok, I've tidied them up, wrapped them round and taped them. Vac'd all around the cables to ensure it is as neat as possible so fingers crossed it won't be an issue. Thanks all.

    The house we bought was the same and we knew the telly was on the wall with the cables on the wall. Plan was to get it decorated - wouldn't have expected them to fill holes and repaint, but when we received the fixtures and fittings form, they said they were leaving it all for us! Telly, DVD, music system (that's integrated in house, so expected that), nice wooden cabinet it all sits in... All good stuff too :)

    You could always try adding the tv to the F&Fs list at a charge... Obviously you'd have to buy a new tv though!

    Leaving it is the best option (assuming you can get replacement cables for your TV of course) or alternatively offer to sell them the TV.

    We did this with our last one when the 42" TV was built into a false fireplace - offered to leave it but next door neighbour who was buying was being an !!!! and decided she didn't want it.

    My how I laughed when she phoned me the day after completion (when we'd moved to the other end of the country) to ask whether she could still buy it as her 42" model didn't fit :rotfl:

    I think you're being very considerate with what you've already done. If I had bought your property, I certainly wouldn't have any issues with how you have left the property.

    An awful lot of buyers would have just left things loose, I think.
  • Ouch re post #7, that would certainly not help me, lost an awful lot of money on this and was upset at having to leave one of the cables in wall as its for a certain music system, nevermind leave the tv etc!!! You were fortunate, hope my vendors aren't reading this expecting similar!!!

    You're not a tenant, so have no obligation to return the house to the same state you bought it in. It was sold as seen unless your buyer said "only if you take the cables out of the wall and make good" as a condition of the sale - which I seriously doubt! Leave be and don't worry.
