Location! Definitly! We're in similar position, we are trying to buy our currently rented house which is far from great, in fact has a huge list of problems, BUT its where Ive grown up and want my daughter to grow up, none of us want to move and as others have said, we can change the house, hopefully gut it and start a fresh, but cant move our village. We also have option of moving to a town in MIL house near rent free but its a town and not sure I could live with that. So location is a biggy for me.

The problem is although the location is perfect the house is badly laid out and wouldn't be able to change it and has a tiny garden ( and I mean tiny 8ft trampoline plus a slide would practically fill it !! ) for a family detached home is it enough to put location over the house?

The house itself has to work for your family and lifestyle. If it doesn't then you'llprobably have it up for sale again within 2 years.

Any more houses in that area, or is that the only one?

Any chance of purchasing any land surrounding it? If it really is too tiny then I suppose you have to go for house rather that location, it will jsut drive you mad in the end.

Based on what you say Go Cat, I would say don't buy it. It doesn't sound like it's anywhere near suitable for you and your family. You'd find the layout annoying and if you can't change it, you'd just think about moving all the time. Are other areas really bad?

no the other areas aren't as bad but in the local vicinity it is by far the best postcode to have :rotfl:

Well I think you need to do some serious thinking there. No point of buying it and making do if it really doesn't suit your requirements. You never know, a perfect house can come up very soon! Can you wait? If you need a bigger garden and can't make do without one then it's pointless getting it.

We had our offer refused for a place we liked and location was good, but not great. We didn't want to up it as we didn't think it was worth more so we walked away. It was overpriced anyway and not that big, but the decor was to our liking and the garden was fabulous! But to us it just wasn't worth the extra money. And then this flat came up and we snapped it right up! Great size garden, not much in it so it all needs doing up, but the size and location are there and everything else needs to be improved.
