Hotel not as advertised !!!!. What are my rights

Hi ,
I booked what is supposed to be a" Brand New " Luxory 5* A1 hotel in Morocco . ( due to fly 23 Aug)
The hotel apparently is still a building site many rooms have no air con or hot water . no mini bar hair dryers or safe .
The hotel site is not yet finished although Broadway Travel said it was completed on June 15th .
There is still a massive amount of building work going on and numerous health & safety issues inc food poisoning .
Some of the coments on Trip Advisor
Can any one advise me of my rights to cancel please , I would really appreciate it .

Broadway are an independant agent, I would get on to them to offer an alternative
Who have they booked the hotel through, they must of used a broker I cant see it being a package

Just an idea, but is there anyway you could actually phone up the hotel and see what they have to say about its condition?
You could also ring the travel agent and try and record the call if possible and notify them of this.
That way if the hotel isn't as described and you do visit you have proof that they told you that the hotel was fine when it wasn't.0 -
Who classifies the hotel as 5*?0
