Survey on house buy back, electricity substation...

Morning all,

Just had the survey done on a house we are buying, one of the issues raised was that on the park / recreation ground that the property backs onto, there is a nearby electricity substation. They said that this could pose a risk through electromagnetic fields and advesely affect the marketability of the property.

Is this something I should be worried about?

    Did you notice it when you viewed?

    GO and stand next to it and hear it hum.

    Does it put you off? Do you think it would put other people off when you come to sell it again?

    I didn't even know it was there! You can't see it from the property or hear it.

    I bet you will notice it now though.

    Go back and review.

    Read the survey again carefully. Scan and copy it and then highlight all the issues you want to look at carefully.

    If work needs doing then you should price it up at this point too

    Yes it might. However if it's far enough away so you can't hear it and better still can't see it I'd say this is unlikely.

    By all means go back and re-view the place now you know but it wouldn't put me off unless it was right next to my house. If it's past the end of your garden a few shrubs could easily hide it and you'll soon forget it's even there.

    You'll then turn lights on,,, bulbs emit stuff...

    Microwave ???

    TV??

    DECT 'phone??

    TV/Sky boxes with remotes - what do you think they communicate with??

    Toaster?? (Gotta have some..), oven, vacuum cleaner, clocks,

    etc etc etc etc..



    Oerrr, dangerous, think I'll go live in a yurt with no modern conveniences...

    It was flagged up on the survey as 'urgent' so I thought I better check anyway.

    The idea that the electromagnetic field from a substation somewhere outside the property so far away you didn't even notice it will have any sort of detectable effect at all, let alone a strong enough effect to be harmful to people in the house, seems very silly to me, and I'm surprised a supposedly sensible/well-informed person like a surveyor would believe it. Then again, if he believes it how many other members of the public would be put off buying the house when you come to sell? That would be the only aspect that would make me pause for thought.

    I agree.... it's a load of twaddle from a health point of view and total scaremongering. It used to be the case that they said it was advisable to NOT switch a vacuum cleaner on/off near your TV because the EM field could cause problems to the tube (cathode-ray..... so 'radio-active'!), yet they never advised to NOT use a vacuum cleaner!! :D

    OP... nobody is getting at you, it is perfectly understandable that you should be concerned by such a thing being flagged in your survey report.... but I certainly do feel annoyance at the surveyor!

    I would make a decision based on whether it would bother me, and whether I think it would affect future saleability.

    Ask for some honest opinions from friends / family.
