    Well, you can try noting interest personally with the selling sol, but I think the first response they'll give you is "Who's your solicitor?", and when you reply you haven't got one, it will be followed by (essentially) "Go get one, and get him/her to call us back".

    They may phrase the second a bit more politely than I've put it, but....

    No, that's not so cheeky it would offend or make it look like you're not a serious buyer.

    I doubt it will be accepted, but it never hurts to try, particularly as you're a cash buyer and not going to subject the seller to mortgage companies faffing about.

    And as has been mentioned above, get a solicitor first. It's important to make sure the offers are formatted correctly in the Scottish system. And for your solicitor to explain the Scottish buying process to you.

    Most solicitors will agree a fixed price for the whole buying process, to include all the various offers and expressions of interest until a seller agrees. So there's no benefit to trying to do any of it yourself.

    how quick can you get a solicitor on board, (obv subject to money laundering checks etc) as i want a note made on this property asap, god and there i thought all i had to do was pick a home and pay the money lol i am really that dumb!!

    Usually within a day or two, often the same day. They're not that busy at the moment.;)

    Call around the reputable local solicitors in the morning and you can probably get an appointment with one for the same afternoon. Bring your proof of identity, address and proof of funding with you. So things like bank statements, passport, driving license, utility bills, council tax statement, etc. The more the merrier.

    They'll then explain the process, get you to sign the documents for them to represent you, advise you as to comparable recent actual selling prices in the area (provided they're linked into their local SPC), and move on making an offer if you instruct them to do so.

    Use Zoopla to double check actual sold prices in the area as well. Search "sold prices" by postcode or street, and it will display the last few years.

    And you'll need to start thinking about surveys, whether you want to have one done or just rely on the homebuyers report.

    Seconded, any half-decent firm should be able to handle all this within the day or so

    Most solicitors will give you notes of interest and offers free, if they know you are going to stick with them until you complete on a house. Make sure they agree to this before you take them on, there are still a few who charge for this.

    solicitor fees quoted at £495.00 plus vat does that sound about right??

    Pretty good tbh, but don't forget there will be a lot of searches etc to pay for so that will not be the final bill.
