I don't agree with Leif - I think a third bedroom (albeit a small one) will add value.

I know where you are coming from, but in reality few of us can have all that we want - its often about compromises. While a large bathroom is nice, in reality, what goes on in there? Scrubbing you teeth, washing your hair and wiping your ring piece. When space is a t a premium, can that luxury be justified, especially with a new baby on the way. I know what I would prefer, but its an opinion, and not gospel!!Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
Going into the loft would be lovely but we don't have 20/30k to do so and it would also leave us with nowhere at all to put all the stuff that's up there, the 3rd bedroom we're creating is not about getting more money for the house, it's about having somewhere to put the baby! She'll be in our room for a while but after that I want somewhere for her to go.
I don't really see what else we can do that won't cost us a LOT LOT more!0 -
To be honest the second drawing by IC looks quite good, but it might cost a bit to move walls? Not that I know.
In the first post, the proposal on the right hand side, I would think about putting the bath at the top from left to right, and the karzy at the bottom (so to speak), with the sink in between. That would perhaps give a little more space on entering the room. Just a suggestion. I can't read the dimensions on the plan though.

A better plan is required with a higher res, then people can offer real suggestions (measurements to windows and doors as they are now, width of stairs, etc) - it'd probably be cheaper and easier to leave the toilet where it is and get the bathroom up there. Also, is the wall that is the edge of the bathroom as is now structural? Is it just supporting the roof?

Thanks for all the replies, I would live to have some other options which didn't include making the bathroom smaller but we don't really, well unless we move out of our bedroom into the smaller double and split our bedroom into 2 singles, but I think that a 1 double/2 single house would be less desirable than a house with 2 doubles/1 small single and a smaller bathroom. Of the 3 beds we've looked at buying I've completely discounted any that didn't have 2 doubles at least...what do others think?
I think we're going to go for the bathroom split, it's not ideal but it'll have to do, so my next question is do we get plans drawn up properly for the builder to work from? Is it an architect I need and if so does anyone have any idea at all how much it might cost? It's not a huge job for them so I'm hoping it won't be much!0 -
To be honest the bathroom designs here look fine. When I was looking to buy (bought now) an awful lot of houses had bathrooms no bigger than the one in post #4 and quite a few had smaller ones. You could also have your layout, but the bath at the top going left right and the karzy at the bottom near the window. I'm sure a good builder/planner will sort you out. You won't need an architect. You need to make a drawing with dimensions. A decent builder will work from that. Your situation isn't unique. He will thej work out sizing, materials etc.Eat vegetables and fear no creditors, rather than eat duck and hide.0
