Investment into the property in Bulgaria

I'm planning to buy some property in Bulgaria. Is it worth any attention or not? Its kind of complicated to analyse the market in Balkan region. Please, give me any comments and probably some good places for investment in EU

Most sensible comentators expect it will take 10 years to see any growth in most European property markets - doesnt make it an appealing market for a pure investment.
For Bulgaria in particular (although probably applies in other places) I remember a lawyer specialising in property there saying that title to the land was 50/50. In half cases it was fine in other half at any point in future some local could pop up and say he was real owner of land and throw you out.Note I am Chartered Financial Planner and award winning Independent Financial Adviser but I can only give advice to clients who have given me their financial details. i dont know why people are saying that its 5 years too late as its never too late to buy but here are my comments based on having bought and sold:
Positives: bought in 2006 prior to Bulgaria joining the e.u. but property still bought and sold in euros
At the time euro [via a currency broker was approx 1.49 so plenty of euros for your hard earned pound]
People are smashing and if you attempt to try and understand the lingo and how to say a few words they really appreciate it
If you pick the right region you could be happy for many years but it has to be the right region. Put yourself in the shoes of owner and buyer.
So now Bulgaria has been in the eu for a couple of years have I noticed any dramatic changes. No.
Why did we sell. Easy to answer 2 reasons.
Lack of property use due to the season being relatively short. Our own was an apt on the coast so season runs from around May to Sept.
And finally considering the exchange rate changed in our favour so that when we sold the euro was at 1.10 to the pound you can get an idea as to what profit can be earned if the currency goes in your favour.

Bulgaria is the "next Switzerland". Bulgaria has some of the best and cheapest properties and land. I know this because I am associated with one of the biggest real estate companies in Bulgaria.
Bulgaria gets many visitors and buyers from England (UK) and European countries. Rural Bulgaria is excellent for "retired life or retirement home".0 -
My sister in law bought an apartment in Bansko about 2003 - terrible "investment" !!!
1. Properties are being continually built in the region so a) its very difficult to sell at any sort of price (they have been trying for a couple of years) & b) the rental income has all but dried up because there is so much rental property availability.
2. The skiing season has been very short and the snow quality variable over the last few years resulting in cancellations even when they have had bookings.
3. The summer bookings in the mountain region for walkers/bikers etc have effectively been non existent.

Bulgaria has some of the best "Nature properties or real estates close to Mother nature". If you want to live a peaceful life hunting and fishing and farming then rural Bulgaria is the best.0 -

But if you're looking for an investment and you aren't Bulgarian it's probably a terrible time to buy there?0
