We're renting a beautiful property with Julie Twist.

However they've put numerous barricades in our way, I'm never had a problem with moving in like this before although it's only the second time I've done it as I'm nineteen. I'm moving in with my boyfriend.

Problem one is admittedly my fault however it's really cost me. My old tenancy was signed on the 31st however turns out the agreement started on the 29th that and I assumed that our tenancy would start when I moved in (In all fairness I haven't seen the contract since January because my flatmate hoarded it.) So I've paid four days rent over.

Problem two is the deposit, I'm guessing the landlord will try and screw us for mildew. However whenever we asked him to fix things he didn't for example he wouldn't fix my window and then my laptop got stolen. We also apparently don't get our deposit back until the electric is paid well I can't pay it because my flatmate has left and promised to get back to me looks like he's done a runner on it and I don't have enough money to pay the full amount after everything else.

Problem three was the referencing with the new estate agent. They basically required guarantors but didn't send us the documents on time. So we haven't been able to move in on the third as planned becos the third party who deal with this crap haven't finished doing it yet. Did I mention the manager of the estate agent wasnt in on the sunday agreed so apparently they wudnt have let us move in anyways (so why agree to it?)

It says on the contract they'll only hold the property for two weeks I'm terrified after all this we'll lose it I want it badly.

Final issue my boyfriend lost his drivers licence has sent for a new one but it won't be there on time it states in the contract they won't let us move in until we have one. He has an NHS photo ID card he can get a passport photo signed to prove his identity etc. but we cant speed up his drivers licence is there no way we can move in without it? Can I not just move in first and him later?

I can't deal with this. There should be compulsory classes on this in school I've lost hundreds of pounds for nothing. My boyfriend lost his job and I'm between clubs (I work as a dancer so my money depends on the success of the club long story but my old club is financially falling apart) so we have no income and I can't work till next week he has an interview monday but as of tomorrow we have no home.

I can't lose this property. What can I do about ID can I ask to speak to the landlord and reason with her instead of speaking this this bullheaded estate agent that have been talking to us like we're trash?

Just to add I do have photo Id it's just my boyfriend.

    Also is there any temporary photo ID I could get fast by going in person to anywhere?

    The DVLA do a D441 If you lose a full driving licence so you can drive but we both have a provisional.

    He has a P45, NHS workers card with his photo on etc. will they except this?

    Just as a matter of interest, If you have no income how did you pass the credit check?

    I see you have had 76 veiws and no one has answered you. I think this is because it is difficult to make sense of what you are asking.

    Maybe you could focus on one question at a time instead of jumping from one thing to another.

    One thing that is confusing is that you begin by saying you are renting this flat and then further down you say they will only keep it for 2 weeks, have you signed the contract yet?

    Dint know the rules about many of your points but i suspect you are going to have problems regarding the electricity bill if you cant get your previous housemate to pay their share, However it likely depends upon the wording of your contract.

    I cant see any way in the world that a lettings agency would require a drivers licence if you have alternative photo i.d. such as a passport. What would someone do if they never learnt to drive? Does he not have a passport.

    laptop can be claimed on your housecontents insurance.

    4 days more rent than you were expecting is bad luck but even if your rent was £1000 a month (which i suspect it was not, based on your info) that would be about £120 and as you said, you were entitled to use the house for those 4 days.

    Could you let the house in your name only - you have all the id needed and its one less guarantor to find.?

    I have a job, my boyfriend lost his. But I'm a lapdancer so although I have a job I'm not working atm because I didn't want to book shifts in the days we're moving in. I'm also between clubs which to summarise my old club was bringing in half the usual profit due to bad management so all the dancers bailed and went to different clubs so I haven't moved club although I have a audition set. You see being self employed they hire you like that and I'm technically still emplyed by my old club I could go back right now if I want I never officially left. So I have no income, my income isn't definite so although I can easily afford the rent on this place because I have to pay money to work (floor fee) and could potentially make a loss I haven't interviewed I don't want to till after we have moved in because I don't want to pay for a shift till we're stable.

    I have no debts, a little student loan that's it. We both have guarantors although I find it insulting they wanted one for me since I'm neither a student nor unemployed and I do have a manager.

    Yes we signed the contract. We're supposed to pay the rent + deposit + check in fees on the day (about 1500) and show them ID then we have the keys.

    Problem is it says they only hold it for two weeks (I reread it and it says that is only if the guarantor doesn't go through which it hasn't it's going through a day late as they messed up. Hopefully this aspect won't be an issue I think my boyfriend wasn't reading it properly)

    My main problem really is the ID. I just want to move in now the rest was more of a how dare they treat us so badly is there any sense in complaining (although I'd leave it till after we got the property) and if they deny us moving in that day because of my bfs ID (he has a birth certificate, P45, and a NHS work PHOTO ID) is there any sense in asking if we can see if the landlord would be okay with it.

    Sorry to be so unclear it all just spilled out. I really think prospective tenants should have more rights in regards to estate agents making them homeless. We're having to move all our stuff to our home town (poor dad but I couldn't afford a removal van) to then move it back up. We're just lucky we have parents who'll help...

    Lol we didn't have house insurance in our previous property.

    Yeah the rent was 16.60 a day and that was my fault for reading the tenancy wrong but I'm still irritated we had to pay for four days when the contract was signed 31st shoulda been two. Tbh his property is empty so I mean it would have been courteous if he'd lowered the amount a bit. *shrug*

    I don't know about the electric I've pretty much given up on my deposit there's mildew in the shower I didn't realise we could be liable for that I always thought mildew was a structure thing you know like the property letting in damp. Sigh.

    A bit of mildew in the shower should not really be a very large deduction of deposit. Although I appreciate even losing a quid is difficult when you are on a tight budget.

    By the way was there a signed inventory (signed by you i mean) when you moved in? - if there was not you wont need to worry about any deductions as they cant prove you caused the issue.

    If there was an inventory and it shows the shower was in good condition I believe you are still entitled to dispute the amount deducted if you feel its too much. You can acquire 3 quotes of your own to counter their charge. Often landlords will do additional work that is not strictly necessary and add it to the deposit deduction (for example they might repaint the whole bathroom rather than just the patch that had mildew). This is known as betterment and is NOT allowed.

    Problem 1 - forget about it, not worth worrying over.

    Problem 2 - who is reponsible for paying the electric? You, or Landlord? If it is you, you will need to pay it. Although if it is your name on the bill I wouldnt have thought this would effect the deposit. Nothing you can do if you didnt have contents insurance. Where is the Mildew? If in bathroom, google how to get rid of it and take some action to resolve it.

    Problem 3 - now I am confused!!!! Are you in this place or not? If you are not, what was all that about mildew and electric and trying to get your deposit back?

    Problem 4 - I dont know about hurrying up ID, but if you havent had approval for the house, how are you losing money on rent?

    I googled removing mildew we don't have the time to scrape out sealant and replace it (no money for sealant *shrug*)

    No the mildew, electric place is our old place that we're moving from.
    The landlord requested seeing the paid electric bill before we left I want to pay it but can't afford my flatmates half and he's being a shady idiot about paying it (he's already moved out) as he forfeited his deposit for his half of the rent.

    We haven't got into the new house yet that's the issue. Hence being homeless after sunday.

    Confused.. have you signed the tenancy agreement for your new place?

    if you have then thats it. You have a legally binding contract. If the agent havent got their fingers out thats their problem. Normally an agent would take deposits/ID etc prior to signing a tenancy.

    I checked it it's a property reservation form... so no I haven't. Last time I did this it wasn't so complicated. We said we wanted it, got the money together met them signed the contract, the references, guarantor details all on the same day gave them the money took the keys. They were even patient while my flatmate had to call his mother to pay his deposit (he owes her two grand, warning sign if ever there was one).
